Location and proximity was excellent
We arrived at midnight. There was no electricity from 8am so no shower after travelling all day the previous day. No good enough - we should have been informed about this at booking (we only booked that day)

Staff managing this property (Frederica) were very welcoming and really lovely. I have stayed many times in Venice and a sense of friendly helpful hospitality has mostly disappeared from the island. So much so that when you receive it, it feels like a treasure! Venice is not Disneyland to me but a place I come for the Art, the water and the history. This flat is very comfortable, cosy and spacious and i felt right at home. Futon mattress in the loft was comfortable. You are metres of a very lively square of restaurants and bars which I loved. but I was not disturbed
