The central location and accessible parking. The staff were so kind and knowledgeable. Tim, Paula and Kaleese. The suite was well appointed (keurig) and comfortable. Loved having 2 bathrooms and beds. The observation desk was lovely to have a view while having coffee.

Loved the location easy to navigate
The second bedroom upstairs to left was comfortable but at night the roof wind was noisy and did wake up guests believe we were on the 4th floor

The hotel is beautiful. The suites are big and well-appointed. The location was great too, just a short walk to plenty of shops and restaurants.
Well... things went south quickly. At check-in I was told on-site parking is $40/night. WHAT!?!? Mind you, this is OFF-SEASON, and there was never more than 5 or 6 cars (I suspect most of them were employees) in the parking lot of 25 spots. There is no security to the parking lot either. I could see even $20/night in off-season, but $40? And the TAX on top of that! I guess Paula at the desk was done being questioned about it, because she then said, "well you can TRY to find parking somewhere else. We were the last to get on the bandwagon... we used to not charge" (as if that makes me feel any better). She kept that attitude the rest of my stay. Once while passing through the tiny lobby, she didn't so much as look up from her phone as she was texting. Anyway, moving on. The suite... was BEAUTIFUL! But, what was described to me as a "beautiful view uptown" was a view of a busy street and an intersection. I guess due to the historical value of the building, the windows were not great... drafty and I could hear conversations and traffic below (and I was on the THIRD floor). The kitchen had a nice stone countertop, but only a tiny dorm fridge. At least spring for one with a separate freezer. Now the bed... this mattress was OLD. It looked like it had a pillow-top on both sides, but the side facing up was FLAT. Very uncomfortable. The cheap pull-down shades left a halo of light coming in around them. No other window treatments to block out that light. The bedroom also had a hole in the beam above the bed with what looked like insulation shoved in it, and a big spackle patch on another wall. And hey! Let's talk about that view from the "observation deck"... you're looking at the buildings beside you and the one at the edge of the pier either getting built new or renovated. But I could see a pretty nice sunset between the buildings. There are so many choices everywhere you go...
