One star is too high of a score for this establishment. This was one of my worst stays ever.

The room that was assigned to us had the window bathroom's lock broken and couldn't be securely closed or locked. We reported it to the front desk, and they offered to use a wooden stick to prevent anyone from opening. They denied our request to be moved to another safer room.

The bathtub didn't drain. We took a shower with water up to our knees. Also, on our second day, there was no water, so we could not take a shower. When we went to report this issue to the front desk, we were told they had shut off the water and that we needed to let them know we needed it back. When we checked in, we were never told about this issue.

The location in proximity to Newport Beach is the biggest selling point.

The room was old and dingy. It was not dirty, just everything was worn and old. No iron available in the room or entire facility.

Bathroom..- door off vanity, shower peeling on the outside of it definitely needs some work. Room- needs sprucing up, even a coat up paint would at least brighten it up… weird smell

Property was very rundown and the TV only got a couple channels.

Didn’t spend too much time in the room besides shower and sleep but staff was friendly and towels and sheets were clean.

Parking was convenient and was actually pretty quiet at night. Friendly staff as well.

Room was outdated and needs to be updated. Found cockroach in room.

All in all its what i expected and would highly consider staying again for a cheap night stay.

location about 1.5miles from newport beach was exeptional, the $85 night rate was great, ice machine was generous, i was able to find an electrical outlet to charge my electric bikes on facility, check in and out was quick, easy, adequate.

some of the east side of the motel residents looked very questionable, there were a couple electrical outlets in the parking lot but neither were functioning, there was no morning breakfast items despite reading some info online indicating there were some breakfast items. the furniture in the room was very old, smelled very old, worked fine but looked and smelled dated.

The location near Costa Mesa and not far from the coast was outstanding.

The room really needs remodeling. The bathroom is especially outdated and old. The sink was painted and the fixtures were oxidized. There was no light in the shower. The laundry room. Next door was extremely noise during the afternoon and early morning.

For a one night stay you get what you pay for but I have stayed at worse places and this one is fair

The staff, value & location was excellent. It's not the prettiest room but was adequate for the price. One of the best features of the room I stayed in was just how nice the bathroom was; it had a very nicely-tiled walk in shower (for an NBA athlete or super high shower head) and a kind of bathroom that one would find at a much higher end hotel!

There were some seedy-looking occupants but never in any threatening manner. I'm not the king of hygiene but whenever I stay at any motel or hotel I end up draping the chairs I sit on with the large bath towels like at Sand Piper too, not a bad thing just one of my not-at-home rituals.

The staff was friendly.

It's a Shady motel. The place could use a big remodel. The bed was old and could tell they had for a long long time. Things were just kind of set up to just work. Room service wasn't offered once. Was only there for the weekend, so no biggy I guess. Things were broken. The room I stayed in the toilet made a noise loud enough that it would wake me up out of my sleep. So I didn't sleep well. You can tell it was full of druggies. You almost have to keep your head down and not get too friendly with guests incase they think you're one too. Right when we pulled up there were two girls sitting off to the side of the front office with all their stuff. They were young and you can tell they were on drugs. Just a bad first impression right when checking in.
