This fantastic pool home offers a spacious décor throughout with 6 bedrooms, 5 bathrooms, 2 lounge areas, a magical Harry Potter-themed Media Room, a Star Wars games room with pool table, air hockey and arcade machines plus a private south-east facing pool with spa and no rear neighbors - it looks across to the Oasis clubhouse with pool and lazy river, it's one of the closest homes to the clubhouse, just a quick 2 minute walk (800 feet)!

Step into the open-plan living space complete with lounge area featuring a leather corner sofa, a loveseat sofa, a large Smart TV, a ceiling fan, sliding doors out to the pool deck and views to the pool.

There is a formal dining area to seat 6 and a large, fully fitted kitchen complete with granite counters, stainless steel appliances and a breakfast bar to seat 4, plus a coffee nook with bar-height table and two stools. The kitchen is equipped with everything you need for at-home dining including fridge freezer, dishwasher, microwave, stove, coffee maker, blender, toaster, kettle, utensils, dishes etc.

There are two king suites located on the ground floor - the first is at the front of the home with a king bed, Smart TV, ceiling fan and an en suite bathroom with shower and twin sinks. The bathroom also has convenient access from the entrance hall.

The beautiful second king suite has a king bed, Smart TV, ceiling fan, workstation with desk and chair and a huge en suite bathroom with shower, separate tub, twin sinks and a WC with access to the pool deck.

Head upstairs to the second lounge area with a Smart TV, ceiling fan and a leather chaise sofa.

Double doors lead through to the incredible Harry Potter-themed Media Room, complete with sofas, a huge 100-inch screen and magical decor - it's the perfect spot for family movie night!

There is also a family bathroom with tub/shower located off the second lounge.

There are 4 bedrooms located upstairs. Bedroom 3 is a Queen room with a Smart TV and access to a large Jack and Jill bathroom with shower and twin sinks. Bedroom 4 is a cool Transformers themed room with bunk beds for two children and access to the Jack and Jill bathroom shared with bedroom 3.

Bedroom 5 is a stylish Queen room with a Smart TV and has access to a Jack and Jill bathroom with shower and twin sinks. Bedroom 6 is a beautiful Frozen-themed room with a bunk bed for two children plus a single bed, and it has access to the Jack and Jill bathroom shared with bedroom 5.

Step outside to the beautiful spacious pool deck! The paved pool deck has a private pool, spa, large shaded dining area with two sets of table and chairs, comfortable seating and 5 sun loungers. The home has a pool fence for families with children and the pool and spa. The pool and spa can be heated (pre-bookable optional extra).

There is also a fantastic Star Wars themed games room in the garage with pool table, air hockey, two arcade machines, a large Smart TV, 2 gaming chairs (bring your own consoles) and bar top table with seats.

The stunning Champions Gate resort offers you complimentary access to TWO unbeatable clubhouses, one with a waterpark. The home is a quick and easy 800 feet walk to the Oasis Clubhouse that features a poolside bar, a restaurant, a state-of-the-art gym, cinema room with daily movies, beautiful communal pool, separate large lazy river with water slide and kids’ splash pad, tennis courts, beach volleyball. The second clubhouse is a few minutes’ drive from the home and features a water park, pool, splash pad and more!

This property has air conditioning throughout, ceiling fans, free Wi-Fi, Smart TVs in all rooms and free local calls. There is a laundry room with washer, dryer with ironing facilities. A pack and play/travel cot and a highchair are provided for babies. At the front of the property is a driveway for two vehicles, two additional vehicles may park on the street. Maximum of 4 vehicles can be registered to the home.

This fantastic home is in an ideal location just 10 miles from Disney World, minutes from a variety of restaurants and stores in Champions Gate and 30 miles from Orlando International airport. This home really has everything you need to make your family vacation truly memorable!


IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 13 guests plus 1 infant (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept all-young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9. The two themed bedrooms are for children only with the top bunk only to be used by a guest weighing up to 150 lbs. Please be cautious with the use of the bunk bed - no bouncing or jumping off it. No children under 8 years on the top bunk. Use of the bunk bed is at the guest's liability.
10. We do not accept reservations that check-in on December 25th.
11. You have access to the 6 bed/5 bath home plus the ChampionsGate amenities including the two clubhouses. Please note that two further bedrooms upstairs are locked off and are for owner use only. There is also a locked owner closet downstairs. The grill/outdoor kitchen is locked and covered and is for owner use only.

CANCELLATION POLICY:
The Vrbo cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL & SPA HEAT:
The pool and spa can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. If your pool has a spa, pool heat is required for the spa to be heated. The spa is set to 99 degrees and is activated with the timer dial switch on the wall.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.
We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
