PROPERTY DESCRIPTION

Ideally located just a short walk from some of Sea Colony's most popular amenities—including the Aquatics Center pool and splash pad, fitness center, playground, and trolley stop—this spacious 4-bedroom, 3.5-bath home offers the ideal setting for family vacations and group gatherings.
The open-concept main living area is designed for spending quality time together after a day at the beach or pool. Relax in the comfortable living room, gather around the dining table with seating for 10, or prepare meals in the well-equipped kitchen. Enjoy your morning coffee or evening cocktails on the large screened porch, or step outside to the deck featuring a grill, outdoor dining table, and a small yard space perfect for outdoor activities.
The main level features one of two primary suites, complete with a queen-size bed, television, and private ensuite bathroom with a walk-in shower, dual vanity, and soaking tub. A convenient half bath is also located on this level.
Upstairs, you'll find a versatile loft area that's perfect for game nights, movie watching, or additional sleeping space with a daybed/couch. Step out onto the upper deck and relax in the rocking chairs while enjoying peaceful views of the nearby pond. A game table provides the perfect spot for cards, puzzles, and family fun.
The second primary suite is also located on the upper level and features a king-size bed, television, dedicated workspace with monitor, private balcony, and an ensuite bathroom with a walk-in shower and soaking tub. Two additional guest bedrooms include one with a queen-size bed and television, and another with two bunk beds—ideal for kids and larger groups. These bedrooms share a full bathroom with a dual vanity and shower/tub combination. The laundry room is conveniently located on this floor as well.

Note: The Sea Colony Recreational Association requires a per-person resort fee for guests ages 4 and older. This fee varies by time of year and is mandatory. Please inquire about prices for passes. After your reservation is made, a letter will be sent to you with the required information for the passes.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.
STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.
CHECK IN & CHECK OUT
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.
DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.

-The maximum occupancy is 11 people.
-1 car in driveway and 1 in garage do not need parking pass A parking pass is required for all street parking and parking at Sea Colony Amenities. When 2 amenity passes are purchased, a parking pass is given. Please inquire about rules for additional parking passes.
-No pets, smoking, vaping, or events are allowed.
-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.
-The property owners we represent do not permit reservations for groups under the age of 25.
