GROUND FLOOR
Entrance Hall – With coat and boot stowage.
Kitchen – Fully fitted with large sink, electric oven with four induction hobs, full sized fridge-freezer, wine fridge, dishwasher, microwave, toaster, kettle, Grind (pod) coffee machine and washer dryer.
Dining Area – Open plan to the kitchen with L-shaped banquette seating, three matching dining chairs and dining table.
Sitting Room – Two three-seater sofas and an armchair facing a fireplace containing log burner and large wall mounted Smart TV above. Light capturing bay-windows looking over Coombs Wood and French windows opening onto a large mill board and sandstone terrace.
Golden Bedroom – King-sized bed with bedside tables, reading lamps, wardrobe, north and south facing windows and an ornamental fireplace.
Shower-room – Serves the Golden Bedroom with a walk-in waterfall power-shower, hand-basin and lavatory.
FIRST FLOOR
Paddocks View Bedroom – King-sized bed with bedside tables, reading lamps, wardrobe, south-facing windows.
Family Bathroom – Bath, hand-held and waterfall power shower, hand-basin and lavatory.

Coombs Bedroom – The master bedroom with matching bedside tables, reading lamps and chest of drawers, generous dual aspect windows with woodland views.
En-suite Shower-room (to The Coombs Bedroom) – Walk-in waterfall power-shower, hand-basin and lavatory.
OUTSIDE
Drive & Parking Area – Gravelled half-moon private off-street parking for multiple cars.
Sun Terraces & Lawn – Large decked terrace with glass balustrading and L shaped ratan furniture leading onto a securely fenced lawn area with woodland beyond. No BBQ on the mill board terrace to avoid damage from falling embers, there is one for use on the sandstone terrace off the kitchen on the other side of the cottage.
Hot Tub – Subject to availability, a four-person, wood-fired hot tub can be rented and installed via a specialist local provider for an extra charge. A separate modest utility charge is also required to cover the cost of water and power drawn from The Lodge.
Private Country Estate – The Lodge has immediate access to the private Langham Hall Estate which can trace its history back to 1086. There are five hundred acres of fine walks, equestrian paddocks, unparallelled views of the Dedham Vale and optional extra country activities including: a 4x4 estate tour, riding, clay shooting experiences and fishing. The Estate Office and Langham Church in the middle of the estate are captured in John Constable’s ‘Glebe Farm’ painting from 1830.
