Perfectly located between the charm of Rosemary Beach and the luxury of Alys Beach, this comfortable and thoughtfully designed retreat offers the ideal mix of beach access, relaxation, and convenience for families, couples, and friends looking to experience the best of Florida’s Emerald Coast.
From the moment you arrive, the pace slows down. Mornings begin with coffee on the screened porch, afternoons are spent on the sugar-white sand or by the neighborhood pool, and evenings end with bike rides, sunset walks, and cocktails under the coastal sky. Whether you’re planning a family beach vacation, a couples’ getaway, or a long weekend with friends, Sandy State of Mind was designed to make vacation feel effortless.
THE LOCATION
One of the best parts of this home is the location. You’re tucked into a quiet neighborhood while still being close to everything people love about 30A.
• Private beach access is less than a 5-minute walk from the house
• Neighborhood pool is only steps away — approximately 200 feet from the driveway
• Minutes from Rosemary Beach, Alys Beach, shopping, dining, and bike paths
• Convenient access to some of 30A’s best restaurants, coffee shops, and beach towns
And one of our favorite neighborhood perks: Waterhouse Provisions is located right at the entrance to the neighborhood. Start your mornings with coffee, grab pizza after a beach day, or relax with beer, wine, and cocktails without needing to venture far from home.

Sandy State of Mind comfortably sleeps up to 6 guests and is designed to feel welcoming, easy, and relaxed — exactly what a beach vacation should be.
Sleeping arrangements include:
• Primary bedroom with king bed
• Guest bedroom with queen bed
• Third bedroom with two double beds
The layout works well for:
• Families with children
• Couples traveling together
• Girls’ or guys’ beach weekends
• Multi-generational beach trips
After a day in the sand, rinse off in the outdoor shower and enjoy peaceful evenings on the screened back porch — one of the best places in the home to unwind after a day outdoors.

Our stay was wonderful . The home was super clean and everything was labeled. The location was so close to the pool and beach. The neighborhood was quiet but close to lots of shops and restaurants. Highly recommend this property and would absolutely stay again!

This place is an absolute GEM! Immaculately clean and well cared for - this was a perfect home away from home. Literal steps to a charming pool area - and just a few more to the most spectacular stretch of beach - you could not ask for more. We loved our stay!

We’ve been staying in Magnolia Cottages for the past fifteen years, we love these homes. The neighborhood has easy access to the beach and restaurants. The cleanliness of this home was perfect. It was stocked with everything we needed. The host was easy to communicate with and check in was seamless. We will definitely be coming back!

The accommodations were wonderful! Clean & plenty of space, comfortable bedding & close to the beach! We used the beach chairs and the bikes- super convenient. My only disappointment was that there was VERY little dishwashing liquid, for hand washing dishes and only 1-2 dishwashing tabs and only 2 trash bags . For a 6 night stay, it would have been nice not to have to go out & buy these items…
