Mid-June, chef prepared pre-made meals or even prepared on-site. We also host
training events for pre college students coming up next summer Aug 23rd-29th,
2027, as well as yoga retreats and a wine-tasting retreat (please inquire).
Built by one of Livingston County’s founding families, this beautifully
renovated historic farmhouse combines grand 19th-century architecture with the
cozy, soul-warming vibes of a true country escape. Located within a 10 mile
radius of four top notch wedding venues, we offer to plenty of space to get
ready for that big day. But even if you’re here for a family reunion, a
graduation, or a getaway to the Great Outdoors, this house will become your
ultimate home base.
**The Space: Grandeur & Comfort**
From the moment you step inside, you’ll be greeted by 10-foot ceilings,
original built-in cabinetry, and a grand sweeping staircase that anchors the
home.
* **Relax & Dine:** The ground floor features a spacious, fully equipped eat-in kitchen and two separate entertainment rooms—perfect for groups who want space to spread out.
* **The Sunroom:** Open from April-October, you can also start your mornings or host a lazy Sunday brunch in our bright, airy sunroom equipped with a dining set large enough for 8\. The electric fireplace and radiator make sure that chilly nights are also warm for late night dinners.
**Restful Retreats (The Second Floor)**
Each of our four bedrooms offers a distinct personality to suit every
traveler:
* **The Romeo and Juliet:** Features a romantic antique four-poster queen bed and a private balcony a la Romeo and Juliet's famous scene. It’s the perfect spot to share a quiet morning coffee.
* **The French Quarter:** Transport yourself to New Orleans French Quarter inspired suite complete with a fridge to cool your white wine and tailored for the ultimate night's sleep with a king-sized adjustable firmness mattress —no more compromising on how soft or firm you like your bed!
* **The Dynamic Duo:** A hit for kids (and the young at heart), featuring two full beds, a Smart TV, a mini-fridge for treats, and some classic board games.
* **The Executive's Den:** A queen bed paired with a dedicated workspace, a reading chair and lamp, and away from outside noise for those who need to stay connected while away.

* **On-site:** Starting Mid June, we offer chef Eric's premade breakfasts, lunches, and dinners, or you can also have him come and cook you a meal you won't forget for yourself or you and 9 others. Please specify your preferences at booking. We also offer a yearly college prep summer camp.
* **Nearby:** We are minutes from the "Grand Canyon of the East" at Letchworth State Park, Conesus Lake, the high-speed thrills of IHRA Empire Dragway, and the SUNY Geneseo campus with an access point from our location that avoids all the traffic.
* **A hop, skip and a jump: **Just a little south, less than 20 minutes, are the large swimming pools built into the rocks at Stony Brook State Park, the waterfalls, and since it is located in Dansville home of Balloon Festival, you might also see some hot air balloons in come into view.
* **Stay an extra day** : Within 25–35 minutes, you can head west to reach Darien Lake Amusement Park, east to hit the serene shores of Canadice and Hemlock Lakes, or north to see the coastal attractions of Lake Ontario. Starting at Deer Run Winery, you can keep heading east and see more of the wine country for which we are famous.
* **Paws & Parking**: Your "canine babies" are family here! We are proudly dog-friendly. Plus, our massive circular driveway offers 8 parking spaces, easily accommodating boats or RVs.

* No parties, and please request permission from the host for any events you hold that involve more than 4 people not staying with you.
* Quiet hours are between 11pm-7am.
* All guests must be declared upon booking or host must be notified if your party is joined by other guests during stay.
* There is a fee of $100 per undeclared guest who stay at the property.
* Pets stay in one room rather than given free reign of the entire house. Apart from the room they stay in with you, they should otherwise be leashed.
* Smoking is permitted outside on the property, but we ask that cigarette butts be disposed of properly and not left laying around on the property.
* Children under 12 are allowed, but must not be permitted in the balcony room or the sunroom simply due to the casement windows being large and unscreened.
* Parking of RV's, trucks, and so on permitted, but please mind the white sewer outlet in the side yard under the large tree by the circular driveway.
* Be sure to wipe up any excess water from using the shower.
