1. Early Check-In: Early check-in may be arranged depending on other current guests scheduled. Please inquire via the messaging app 24hrs prior to your arrival. We offer three early check-in options if an early check-in is possible and the approval the fees range from $40-100.
2. No Unapproved Late Check-Outs: Unapproved Late Check-Out fees: Every 30 mins after 11am is an additional $75. Those still not vacated at the 2-hour mark will incur a penalty of that days current daily rate. Please understand that we have scheduled cleanings for our units based off our standard check-in/out times or prearranged early/late check-in/out. We offer various late check-out options. You must inquire in advance if a late check-out is possible.
3. Access: You are welcome to Check-In anytime after the standard check-in time on your day of arrival. Check-Out is by 11am on your day of departure, your access will be removed at check-out time. Quiet hours at the property are 10:00pm to 8:00am.
4. No Unauthorized Extra Guests: Do not have more guests or visitors than stated on your reservation. More guests or visitors than stated on the reservation will incur a charge of $50night/guest or temporary visitor.
5. Damages: Our team takes detailed photos of all units when they are cleaned to be sure to capture the current state of our units each time prior to the next guest arriving. In the unfortunate case you arrive and find something damaged upon arrival, it must be reported in the first 24 hours for liability assurance.
6. Do Not Contact On Site Property Office! You are a guest of ours as a corporate lease holder at a private property, you are not a guest of the property directly. The onsite office is strictly for long term residents only and does not provide support to our guests as you are not the residential lease holder. Our team is required to provide all customer service to our guests directly as to not burden the property staff. Failure to abide by this rule puts our corporate residency at risk and as such may result in eviction with no refund as this is a lease violation.
7. Damage to Furniture/Fixtures/Appliances: Inappropriate use of the following or accidental breakages that result in complete damage will incur an additional fee for repairing or replacing the damaged item.
8. No Mail Service: Standard USPS mail service is not supported. Packages via Amazon, UPS or FedEx if utilized are at your own risk as you are not a resident; we DO NOT have any liability related to packages. We suggest that guests requiring secure mailing services setup a temporary mailbox at either a UPS Store or nearby USPS location.
9. Not Childproofed For Young Children and Infants: Our units are not prepared for certain ages due to the expensive and/or delicate furnishings and balconies with concrete stairs and wide walkways. While we’re happy to host families bringing young children, please know that there is no child proofing of any kind in our units. Please take appropriate precautions when staying with young children.
10. No Smoking: Smoking, vaping of tobacco, marijuana or any other substance is not allowed anywhere in the home or in the common areas on the property. This is a 100% smoke free community. Smoking anywhere on the property will result in a $250 fee, and a fee of $25 per butt will be added if found in the proximity entry of the unit. Smoking is permitted in the front of the building on the sidewalk or in the secured parking area.
11. No Pets Without Approval: Pet(s) are not allowed on the property at any time without prior consent. All pets must have explicit pre-approval. We are very health conscious and host medical professionals and therefore unplanned pet friends can result in potential allergy or other issues for the next guest and MUST be:
a. Identified and approved
b. Pet Fee of $20 per pet/night must be paid prior to checking-in to gain access. Failure to pay the pet fee prior to check-in may result in your check-in being delayed. Unauthorized pets will incur a $250 fee
c. Certified disability and emotional support animals are permitted at no cost with appropriate paperwork provided
d. No more than 3 pets maximum allowed per unit for fire code compliance
*Violations may result in eviction with no refund, or fine if imposed by fire marshal
12. No Parties or Events: Parties, events, birthdays, bachelor or bachelorette stays, group get-togethers, hangouts, loud music and the like are not allowed. Please remember you are in a residential property please respect our neighbors as you would your own. Violations may result in possible eviction from the premises with no refund, and possible additional fees.
13. No Excess Guests: Each unit has a maximum capacity that must be followed for compliance with local fire code safety standards. Violations may result in eviction with no refund for fire code violation.
14. No Open Flames: Do not burn candles, incense or any other open flames. Violations or damage caused by open flame may result in additional charges based off damage and cost to repair or replace.
15. Filming/Photoshoots: For privacy purposes professional filming and photography shoots are prohibited without explicit advance approval. Please reach out to our team for approval and our photography/filming policy. We need to be sure that privacy for our properties are insured if you plan to film or take professional photos. Unauthorized violations found if resulting in a privacy violation may result in possible eviction from the premises with no refund.
16. No Third Party Booking: Unapproved third-party reservations are subject to cancellation without a refund. You, the booking party are required to be present during the entire reservation. Reservations cannot be made on behalf of any other party. If you have a need to book for a third party it will require explicit approval by our team in writing and confirmed prior to check-in. Violations may result in possible eviction from the premises with no refund.
17. Security Devices: We do not have recording devices inside our units, we understand the privacy of our guests, but all units have security devices such as: Doorbell Camera (outside only), Security Panel and Sensors.
Do not touch the surveillance devices on the property. Tampering, disabling and obstructing the devices will incur $250 fee for each occurrence and potential cancellation of the remainder of your reservation without refund.
a. Doorbell Camera – For ensuring the safety of our guests and units, and for identity verification and correct number of guests. Do not touch the surveillance on the property. For your safety, security and quiet enjoyment, Vivint Home Security records activity at the front doors to the unit.
b. Security Panel – This panel is the brain of all the devices installed in the unit. Please do not tamper with the panel or unplug it. Vivint Home Security provides 24/7 security monitoring of all units.
c. Sensors – Fire, Smoke, Carbon Monoxide and Noise Sensors. All of these devices ensure that our unit and guests are well protected and safe.
18. No Dyeing Activities: Dyeing activities, including but not limited to hair dyeing or fabric dyeing, are strictly prohibited in the unit. This is to prevent stains and damage to the property. Violation will result to a $250 fine
19. No Art Projects: Engaging in art projects, such as painting, crafting, or any activity that may create mess or damage, is not allowed. Please keep all creative activities outside the unit. Violation will result to a $250 fine
20. No Moving or Rearranging of Furniture: For the safety and liability of the space, please do not move or rearrange any furniture in the unit.
21. Accidents: We are not responsible or liable for any accidents, injuries or illness that occur while on the premises. Use of all common space is at your own risk. This includes any potential damage to a vehicle while parked on the premises.
22. Secured Buildings/Parking: All vehicles parked in the secured parking garage MUST be registered with the customer service team as indicated in the check-in instructions. Failure to register your vehicle will be parking at your
