The Space:
Soft winter light streams through the living room windows as you settle onto the sofa, and the cool morning air invites you onto the private patio with a warm drink in hand. The city’s rhythm drifts just beyond the windows, while the quiet of East Riverside wraps around you like a gentle blanket. Evenings feel perfect for unwinding indoors after a day of Austin adventures, and the open‑concept layout makes it easy to gather, relax, and recharge.
Sleeping Arrangements
Three private bedrooms each hold a queen bed, offering comfortable space for couples or solo travelers. A fourth bedroom features a twin bed and doubles as a dedicated workspace with a desk and chair behind a door. The living area includes a queen‑size sofa sleeper, and a queen air mattress is available for larger groups. Linens, extra pillows, and blankets are provided for all beds.

The entry opens directly into an open‑concept living area where the sofa anchors the room and folds out into a queen‑size sleeper. Large sliding doors lead to a private patio, creating a seamless indoor‑outdoor flow that feels especially inviting during the cooler season. The Neighborhood:
The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.
Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.
Getting Around:
The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.
Other Things to Note:
Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.
We are pet-friendly but do require a pet fee. It's in our house rules down below.
This is on the second floor and does require a small number of stairs.
This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.
Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.
We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.
Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.
There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
