The Space:
Soft winter light streams through the living room as you step onto the private patio, a warm mug in hand and the gentle hum of Austin outside. The open‑concept layout invites you to stretch out on the sofa, watch the city glide by, or slip onto the queen‑size sofa sleeper for a cozy night in. Cool mornings beckon you onto the balcony, where fresh air mixes with the scent of nearby green spaces, setting the tone for relaxed days of exploring or working.
Sleeping arrangements
Four bedrooms comfortably host up to 11 guests. Three private rooms each hold a queen bed, while the fourth bedroom offers a twin bed and a dedicated workspace with a desk and chair behind a door. The living area adds a queen‑size sofa sleeper, and a queen air mattress is available for extra guests. Linens, extra pillows, and blankets are provided.
Living space & work
The entry opens directly into an airy living area that flows into the kitchen. Central air conditioning and heating keep the space comfortable year‑round. High‑speed Wifi and an Ethernet connection support remote work or streaming, and a separate workspace lets you focus when needed.

A well‑equipped kitchen sits beside a casual breakfast nook, perfect for quick meals, coffee, or planning the day while staying connected to the living area.
Outdoor & shared amenities
Step outside to your private patio or enjoy the shared outdoor pool, which remains open year‑round during posted hours, and the shared hot tub for evening relaxation. Note that the host is not responsible for third‑party amenities such as the pool or gym and cannot offer refunds if they close unexpectedly.

A private entrance, self‑check‑in via smart lock, and free on‑site parking (plus free street parking) make arrival effortless. The home is single‑level with no stairs.

The Neighborhood:
The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.
Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.
Getting Around:
The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.
We are pet-friendly but do require a pet fee. It's in our house rules down below.
This is on the second floor and does require a small number of stairs.
This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.
Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.
We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.
Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.
There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
