We have spent 2 weeks there. Excellent apartments, very clean, well maintained, excellent bathroom, which is a very important criteria for me. Kitchen was fine, we used it for cooking extensively, within expectations of normal rental kitchen, of course. All in all, apartments were comfortable to live and work (I'm a programmer and worked part time during the stay) in. Location was nearly perfect for me - not the center, definitely not a touristy spot, a very normal, everyday life, quiet residential neighborhood where normal people have their normal lives. Exactly what I wanted! Don't expect squeaky clean streets or everyone speaking English, but it is a very authentic part of a city where working people live their normal lives. It was a 10 minutes walk to a metro which was perfect for me; 20 minutes riding the metro directly connecting you to any of the famous sites of the city - very convenient, I think the fastest and the best way to experience the city. Me and my wife are not young and not as mobile as we were once, but even for us it wasn't taxing physically. There are plenty of small shops around. Literally within 50 meters you have fruit shop and household essentials store if you need something fast, and if you want a bigger choice of literally anything and more budget prices, IperDEM Supermercati is in 15 minutes of walking near Lucio Sestia metro station. The Park of the Aqueducts is within walking distance, definitely a place to visit, especially if you prefer walk among locals rather than tourists. Generally a very nice place. There are negatives which I will describe in the relevant section, for it may be important for some people, but none of them influenced our enjoyment of the stay.
So, negatives. First one is important for people in wheelchairs - there is an elevator, but it is ancient and extremely tiny. Both qualities are reinforcing each other, because the internal doors are opening inside already tiny space. There is a place for one big person with a single big item of luggage or for two people if they are very, very close. There is definitely no place for a wheelchair. Actually, if you have a large pizza, you would have to be a master of 3-dimensional space folding to fit it and yourself in. Also, if you have a lot of luggage, you will need more than one trip. I think it is safe to say it was the smallest elevator I've ever been in. Now, for me that wasn't a problem, on the contrary, it has added to the charm of the place. But the elevator is not automatic, you have to close all the doors by hand for it to move, and if somebody forgets or doesn't do it properly, the elevator is stuck somewhere and you are stuck walking 3 stores. It has happened once in 2 weeks of my stay and while for me it was amusing, for my wife it was very much not so. Water. Obviously, it's Rome, so there is an electric boiler with a tank for water. More than enough for me and my wife, but if there are more people, you should stagger your showers to let water heat up. And thus we return to electricity. Again, Rome, means relatively week power grid in buildings. So if a boiler is working and you turn on an electric oven, and if your powerful computer (like mine) is on, any additional electrical source may trigger a circuit breaker. Happened a number of times, so remember to ask where it is and how to turn it on again. Mind you, if you are not using electric oven, it doesn't happen. We couldn't figure out how to open the roller shutters, or maybe the motors weren't working. It didn't really matter to us, so we didn't ask, but I thought I’d mention it.

Good furnishing, all amenities you’d expect, clean-ish and comfortable overall bedsides few issues.
Cleanliness: while the apartment was clean overall, some bedsheets had stains (there were other bedsheets that we could change to, so that’s fine), the kitchen had a permanent smell of marijuana to it, and the drain in the shower was clogged. Relatively easy to fix and I hope they do. What can’t be fixed easily is the absent soundproofing — it’s nonexistent. At times it felt as if we were living with the neighbors in the same room. And unfortunately neighbors like to fight with constant screaming after 6pm. Location: this is a real problem — the apartment is in the worst (not a figure of speech) part of the city, very unsafe, unsanitary, with homeless, drunk people roaming around, etc. The apartment complex is a free housing for impoverished/refugees with all the drawbacks. Don’t count on walking to metro on foot, unless you are ready to protect yourself from stray dogs, etc. If you rent a car and not planning to spend time in the neighborhood — that’s probably the best. Property management: Host simply failed to check us out and provide the invoice at the specified time, respond to any of our messages/calls, or provide instructions of what’s their expected procedure. We wasted about an hour waiting for anyone and ultimately were let out by a lovely cleaning crew with whom we ultimately left the keys.
