The property was in an excellent location, and Tim, the host made sure the house was warm and welcoming for us.
It was very clean and comfy with immaculate facilities. I would definitely recommend No 12 for a stay!

The lounge whilst cosy was a little dark - nice ambiance and cottage feel though - maybe brighter sidelight so you can read would be a nice addition ?

The location couldn’t be better. We chose it because we were traveling with an 89 year old, many of the other properties on and near the front in Lyme have a lot of stairs, but No12 is very very convenient for a stroll along Marine Parade, the Cobb, sea front pubs and restaurants, the beaches including Monmouth beach, and if you can take your time walking up through the gardens, the town centre.
The house is on two levels and there are a few extra steps here and there as well, but they were manageable and it is very well equipped. There is a walk in shower in the downstairs loo, and a bath with shower attachment upstairs. Some of the ceilings, particularly upstairs bathroom, are sloping so mind your head, but it all adds to the charm. I loved the skylights which could be left ajar for some nice sea air. There is only a nice view from the landing, most of the windows are right next to the hill but traffic noise doesn’t seem to be a problem, we didn’t notice.
The kitchen is very well equipped with loads of extra cutlery and crockery, and our hosts left us some milk, tea and local fudge which is a nice touch.
The beds are comfy and the rooms beautifully decorated, there’s an enormous sofa to relax on and an even more enormous TV. The living room is a bit dark and the lovely lamp isn’t quite enough but it does look cosy. Dining room area is spacious with 6 chairs and nice and bright when the lamp is on. Parking the car is super convenient, just over the road from the house and so nice to have a space near the seafront, there aren’t many. I would definitely recommend No12.
Living room a bit gloomy, and I guess the steps between the dining area and living room are pretty steep even for just middle-aged knees!
I got a message asking me to strip the beds which I’m not used to having to do but that’s possibly because I had downloaded their own App, I don’t think communication through booking.com ever asks for that! These are niggles though, we loved our stay and I would definitely stay again.

No 12 is beautifully decorated and furnished to a really high spec. The rooms are spacious, light and comfortable with all the fixtures and fittings you need for a holiday away from home.
The kitchen is small but has all the crockery, cutlery and utensils you need and it’s great to have a little backyard to hang out wet swimming things; the grandchildren loved the bodyboards too!
The location is perfect for the beach and means you can easily walk back to the property if you forget something or just want a snack or a little break from the beach!
And the parking space is a huge bonus given the difficulty in finding reasonably priced parking spaces in Lyme.
The location does have a downside and that is the noise from the road and from the beachfront.
The road outside is busy and very steep which means vehicles, including lorries and motorbikes, have to rev their engines to get up it making the traffic noise even worse.
Unfortunately our visit also coincided with very noisy events, including live music which went on to midnight, going on at the seafront which we could hear in the cottage - it literally felt as if the live band was playing in the bedrooms! Understandably the windows are not double glazed (given the age of the property) but the noise did spoil our stay which was so lovely other than that.

The accommodation was very comfortable, spotlessly clean and had everything we needed for our stay. The close proximity to shops, restaurants, bars and the beach was brilliant. A real bonus is the parking space which is just across the road.

Absolutely fantastic property, host and location.

Tim met us at the property upon arrival, lovely guy! Also provided recommendations on where to visit / what was around the area.
My partner and I throughly enjoyed a last minute weekend away and we are already planning a return. If the property wasn’t booked up we would have stayed longer.
Couldn’t recommend enough.
