About this apartment rental
Welcome to our property L'Unique. This studio of 22sqm for up to 2 people - fully renovated in 2023 - is located in one of the oldest buildings (17th century) of the old town of Nice. In the modern furnished studio with a unique floor made of granite, whose stones were divided by hand and stone by stone was inserted individually with handwork, you will feel comfortable and feel the special flair of this apartment. In the middle of the Old Town of Nice, 1min from the famous Cours Saleya and 2min from the beach.
THE STUDIO:
The studio is located on the 1st floor of the building without elevator.
LIVING ROOM/SLEEPING AREA:
In the spacious living room, next to the entrance, there is a closet, a high qulity king size bed (160x200cm), a closet to store your things, a TV with many different channels and access to Netflix and PrimeVideo (you need to log in with your own account please) and YouTube.
There is also a dining table with 2 chairs to have a nice meal and work on the computer.
KITCHEN:
The kitchen is located at the end of the living room, from where you also have access to a cute balcony where you can comfortably drink a glass of wine. The kitchen is well equipped; with an oven, 2 hotplates, a kettle, toaster and Senseo coffee maker. Pans, pots, dishes, cutlery etc. are of course also included in the equipment.
BATHROOM:
The bathroom, also very original left with the original tiles, is equipped with shower, sink and toilet.
IMPORTANT INFORMATION:
For your comfort, we have replaced the old sofa bed with a full-size king bed (160 x 200 cm) in June 2026 featuring a high-quality mattress. Enjoy a spacious and comfortable place to sleep for restful nights after a day of exploring Nice. Because your well-being is our top priority, we are pleased to offer this upgrade to our future guests.
NEIGHBORHOOD
The old town of Nice:
Nice presents itself most beautifully and originally in Vieux Nice, the old town. In fact, this part of Nice fulfils almost all the clichés one can have of a city in Provence in particular and in more southern European climes in general: Winding, narrow streets invite you to explore, hidden courtyards shaded by pine trees to linger, pastel-coloured houses and baroque churches to marvel at, and countless small shops to shop and discover.

- By confirming the reservation for this property, the tenant/ guest accepts our Terms & Conditions
- All of our properties are Non-Smoking. They are provided with linen and towels as booked and have a hairdryer, iron & ironing board, toiletries (including hand soap, shower gel, shampoo) and basic start up pack including toilet paper, bin bags, dishtowels, sponge.
- Please note: We provide 1 beach towel per person. We only ask that you wash them in the available washing machine before you leave (detergent is provided by us).
- Please note that our check-in hours are from 4pm to 8pm. We will be happy to welcome you after 8:00 pm. However, please note that if you arrive at the apartment between 8:00 pm and 10:00 pm, you will be charged a late arrival fee of 20€ , from 10:00 pm to midnight 30€ and from midnight to 1:00 am 50€. After 1am it is up to the check-in manager to check you in or not and the fee is 100€.
Fixed Check-in Fee only for the Christmas/ New Year’s period - 24th, 25th, 31st December + 1st of January (late fees included): 4pm – 8pm: 50€ ; 8pm – 10pm: 75€ ; 10pm – 12am: 100€ ; 12am – 1am: 150€ ; After 1am: 200€.
The late check-in fee can be paid in cash or Credit Card and is due at check-in.
- Pre-Check-in Information - To make your arrival as smooth as possible, you will receive a secure link after your booking to complete a short online pre-check-in form through our property management system.
The form only takes a few minutes to complete and helps us prepare everything for your stay and your check-in. It also enables us to comply with French legal requirements for short-term rental accommodations.
- We also give you the opportunity to book little extras as a surprise for your loved ones or simply for your own convenience. You will find out more about our upsells in the Pre-Check-In message you will receive about 3 weeks prior to your arrival.
- Baby travel cot and high chair can be book through our Pre-Check-In form 3 weeks prior to your stay (one-time rental fee for baby cot: €20; one-time rental fee for high chair: €15 – each to be paid during Check-In). Please note that we do not provide bed linen for the baby cot. We also ask that you return the cot and/or high chair cleaned, otherwise we will have to charge you an additional fee of €20 (each).
- Treat this property like your home (respect quiet hours and leave the property in the same condition as you found it)

The studio was it a great location close to the beach in the Old town. Everything was very clean, classy, comfortable bed, great AC, well stocked, and I felt very safe. Hanna was a perfect host, she met me at the unit to let me in and and showed me how everything works. There was great communication, she also arranged for transportation to the airport. I would definitely stay again.
