BOLSENA - ORVIETO, Big villa with swimming pool, in a big park with marvellous panorama. The park of 6000m² is constituted by secular oaks, the climate on the hill is particular. When the heat in Orvieto and Rome is sultry, in this place, to 600 meter above sea level, in the afternoon, there is always the breeze (the farmers of the place call this 'sea breeze'). 4km from Bagnoregio (Civita di Bagnoregio) famous in the world. 6km from Lake Bolsena. 15km from Orvieto with the station and highway, Rome - Florence - Orvieto exit.

A group of friends, on occasions there were up to 10 of us, have just enjoyed a great holiday in Gian Franco’s beautiful spacious villa; rustic in style the generous proportions make it ideal for a large group. It is in a glorious location high up on the hillside overlooking the fabulous Lake Bolsena; the evening breeze being particularly delightful. The location of this house in the surrounding rolling countryside and the views from the garden are simply wonderful. There are numerous interesting and picturesque places to visit and excellent restaurants everywhere to choose from. The surrounding small towns and villages, particularly those around the lake, are an absolute joy. We all thoroughly enjoyed using the large swimming pool every day and the braver amongst swam in the Lake as well; I can also recommend taking a boat out one day to really take advantage of the lake’s size and beauty. Gian Franco is a charming and delightful host. He was easily accessible when needed, to deal with any small problems, and is very generous with wine from his vineyard and local pure unfiltered olive oil.

Be careful. The website is very misleading. It refers to "total privacy" and to " the villa is rented entirely to a single family". We arrived to find the house separated into 2 by a flimsy partition and the main bedroom separated from the other half of the house by an internal door. There was another family in the other half of the house, with noisy dog and baby. They were not that noisy. They were just SO close, we could hear everything they did. VERY unsatisfactory. VERY misleading. There was nothing in the owner's emails to suggest the house was divided into 2 or that we were renting only half the house. There were in fact 2 pools. One for each part of the house. This is a permanent set up and the web site should be changed. If you are looking for peace and quiet and privacy, this is not the place. Nice setting. Shame!

We had a wonderful time in this large rustic villa. We were a mixed party of 14 -family and friends, adults, teenagers and children. We had wonderful meals on the large table outside, visited the many lovely hill towns including Bagnoregio, Bolsena and Orvieto and particularly enjoyed the crystal clear and unspoilt Lake Bolsena, visiting it almost every day for superb swimming. We also enjoyed the pool which was large and clean and quite warm. Gian Franco was very friendly and helpful and although the wifi was not working for half of our time there, he did everything he could to fix it by the time we left. He also was very generous with his gifts of his own home produced wine. There was plenty of space for our party to sleep in great comfort. We mostly did our own cooking and produced lovely meals from the local produce (I would recommend the Simply supermarket in nearby Bagnoregio over Pennys inMontefiascone which has no deli counter. The kitchen could have been a little better equipped, and the hob was a bit difficult to light, but all in all, a wonderful place to stay. I would love to come again!

As a family of 4 (kids 10 & 7) we enjoyed 2 weeks of total privacy surrounded by the enormous natural (forest-) garden on a hill overlooking lake Bolsena, with local wildlife and a huge swimming pool. There is plenty to explore in the area, from ancient ruins to old cities and with lake Bolsena just 10 mins drive away, there is ample opportunity for swimming and very reasonably priced boat hire to enjoy. The area is not vastly spoilt and overrun with tourists giving it a very comfortable local feel. The owner is extremely hospitable, makes a delicious wine and resolved any (minor) issues without a problem. The house itself is large and comfortable and although the kitchen is a bit small and could do with a little TLC it is adequately equipped. The bed rooms and bath rooms are very nice, spacious and clean. The access to the sleeping quarters is through an outside staircase covered by the porch, so with small kids a baby-phone would be recommended. We would certainly recommend this property for a real Italian escape. Family Jonker, Netherlands

This house is great for large knockabout families. Nothing precious to worry about and plenty of room both inside the house and out to lounge around in. The view from the garden is fantastic and it is lovely to be in such a quiet and rural location. But in August take your mosquito repellent and buy some Napis gel for after bites. The drive up to the property is only half concreted and being a bit steep and irregular you have to be careful not to damage the underside of your car. Hopefully he will tarmac the whole drive soon to stop that problem. The pool was too cold for larking around in so we swam in the lake instead which was no problem as only 15 minutes drive away and not crowded, and of course, inland water not salty or tidal sea water. But it was a bit of a waste of a pool. The lake is wonderful for swimming, Bolseno very attractive and easy to enjoy and a trip to Civita and Orvieto well worth it - fantastic medieval street after street, I was blown away by them. We also visited the hot springs - they were as hot as a bath! We loved the area and the house, if not the pool, were perfect for two families and their friends.

Me and my family in total a party of 11 have just returned from a great week at this Villa. The Villa is perfectly situated for touring places like Assisi, Gubbio, Viterbo, Siena, lago di Bolsena, Civita di Bagnoreggio....all places we visited and renowned for their history,architecture not to mention the great Cafe bars all very reasonably priced ..... The villa itself was excellent in providing space, calm quiet and all the amenities we needed. A well equipped kitchen provided all that was needed for cooking meals and breakfast. A Nicely decorated living area was great to sit and read or watch TV. The sleeping space was excellent, comfortable beds and bedrooms with superb views. The pool provided relaxation after a day out and great fun for the children and teens aged 11 to 17 years as well as for the adults young at heart irrespective of age. Our boys had plenty of space to play in the lovely grounds surrounding the house as well as to observe nature in the form of a variety of beetles, spiders, grasshoppers who very often became our room mates!!A reasonably sized food store only 4 kms down the road was convenient for shopping. Overall it was a great week ...a mixture of sight seeing and relaxing in an unspoilt rural setting. Mr Gianfranco, the owner, was always very helpful and came over often to see if we needed anything and make sure our stay was going well. I would certainly recommend this property for a great relaxing holiday in a lovely area that has easy access to both Umbria and Tuscany regions...but make sure to have a car for sightseeing .....Its an easy drive from Rome Fiumicino. and Thanks for the wine Mr Gianfranco...very good!!
