About this house rental
This gorgeous home elevated high on the hill and nestled amongst the tea trees sleeps 9 people across 3 bedrooms upstairs and a fully self-contained studio downstairs, both beautifully styled with new coastal furnishings. In a great location in between the front and back beaches, and close to the shops and restaurants. Relax and unwind in the outdoor heated spa. This home is ideal for your next Mornington Peninsula beach getaway.
THE SPACE
This 4 bedroom / 2 bathroom provides the perfect holiday escape for families with enough space to spread out.
Tea Tree Breeze is based on two levels. Upstairs is the open plan living, kitchen and dining area and 3 bedrooms and 1 bathroom. Relax and unwind with the 2 alfresco entertaining areas with a TV, outdoor dining furniture, BBQ and heater.
Downstairs there is a neat fully contained studio with Bedroom 4 (tri bunk bed), a bathroom and a kitchenette and a TV. This area cannot be accessed from the home. There is no internal access to this area. It is located near the carport / driveway area.
There is a wood fireplace in the living area to keep you nice and cosy during those colder winter months.
Relax and unwind in the outdoor heated spa on the deck.
Please note that the garage is not accessible.
There is ample space for you to park your car or boat in the large circular driveway.
A lovely neat beach home awaits you - and the convenience. You'll be so close to everything!
The house is in a residential street with surrounding permanent tenants so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying, loud parties are prohibited.

Studio / Bedroom 4: 1x Tri Bunk Bed (Double bottom / single top) (sleeps 4) - downstairs. There is no internal access to this area. It is located near the carport / driveway area.
What to bring: fitted sheets, flat sheets, pillowcases, beach towels, bath towels, tea towels, hand towels and bathmats.
Guests have the choice of:
BYO Linen / Towels - Guests bring their fitted sheets, flat sheets and pillowcases for each bed. Guests also bring their beach, bath and tea towels along with hand towels and bathmats. Refer to the home’s description for the bedding configurations.
Linen Set Hire - Guests can hire full linen set for $30 per bed which includes a fitted sheet, flat sheet and pillowcases. Bunk beds are classed as two beds. All beds are the same price.
Towel Set Hire - Guests can hire a towel set for $10 per person which includes 1 bath towel and 2 tea towels (for only the first ordered towel set).
Bathroom Set Hire - Guests can hire a bathroom set for $10 per bathroom which includes a bathmat and hand towel.
Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40.
If the stay is longer than 7 days, ask management for any additional pricing. For linen or towel hires, advise Ready Set Stay with 48 hours' notice as last-minute requests may not be possible. Lost or damaged hired linen/towels may incur costs. Ready Set Stay will assume no linen or towel sets are requested for hire unless advised.
We ask all guests to please clean the BBQ after use, or a $50 fee will be charged.

The neighbourhood is safe and family friendly. Your guest guidebook/house manual (linked in your welcome message) also includes recommendations on things to do in the area, dining options, and local attractions. A QR code for the manual is also available at the property. If you need any guidance, reach out to our team, we are happy to help.

There is parking available for your stay. We can provide parking information if required. Please ask us any questions.
ADDITIONAL RULES
Strictly no schoolies, parties or events. Mature guests only. The property is patrolled by security. If neighbours complain or the police are called this could affect your bond and we reserve the right to evict guests.
Bookings can only be confirmed once the verification process has been completed.
You are required to bring your linen and towels unless prearranged. The home has security cameras located at the front, sides of the house and backyard.

We had a lovely stay here with all essentials looked after. Host was very responsive and everything was very neat and tidy - except for the floor which needed a good mop!! Highlight was the hot tub which was very warm and relaxing even on the colder days.

House was mostly clean but a lot of cob webs and spiders and dust under couches. Wish it had a dishwasher and a clean clothes line to hang up clothes Was close to shops and easy to find and the process was great to get the house details and the host was quick at responding

The property was great in terms of location and cleanliness. We loved the spa. The home is very basic in terms of any supplies so there is no teabags, coffee, UHT milk, bath mats, shampoo or conditionerl. There was a tiny amount of body wash left in a bottle.There was no linen at the property and there was no option to book this prior to the stay which made it disappointing as we had to do a run to Kmart to purchase all linen. The small self-contained unit downstairs has a very strong musty smell and no one felt comfortable sleeping down there due to the dampness.
