* DINING AREA: Seating at Dining Table with room for 4 with Slider opening to an outdoor lower deck. Table doubles as a Desk/Workspace, if needed
* KITCHEN: Completely stocked with everything you’ll need…All kitchen items are brand new, not a mishmash of vacation rental leftovers. Brand New Appliances just installed!

* Coin Operated Washer/Dryer located in communal laundry room - The machines take quarters only, we do not have a change maker on property
* All Towels & Linens provided as well as a starter set of Paper towels, Trash bags, Toilet Tissue, Shampoo/Conditioner, Body Soap, Hand Soap, Dish Soap & Sponge, Laundry Detergent, Kleenex, Coffee & Creamer. Provided supplies is meant to get you started, and guests who are occupying the unit for longer periods of time may need to replenish at their own expense.

MINIMUM AGE to book is 25. THE PRIMARY GUEST on the reservation (who submits reservation) must be present for the duration of the stay and will be required to eSign a guest registration form after the booking has been accepted
UPDATE THE NUMBER OF GUESTS you will have to the correct amount before booking. Base price includes the first 2 guests; additional charge for each guest thereafter. If you have more guests on the premises than you have notated in your reservation, we reserve the right to charge an additional fee PER PERSON/PER NIGHT.
DISRUPTIVE BEHAVIOR: While we welcome groups celebrating life events, LOUD OR VULGAR LANGUAGE OR DRUNKEN OR OTHER INAPPROPRIATE BEHAVIOR WILL NOT BE TOLERATED ON THE ENTIRE PROPERTY. VIOLATIONS MAY RESULT IN EVICTION OF ALL PARTIES AND THE TERMINATION OF THE AGREEMENT AT THE PROPERTY OWNER'S DISCRETION.
VISITORS: Any guests visiting outside of the reservation must be approved by hosts prior to their arrival. We have very limited parking on property.
VISITORS AT THE POOL: Our pool is built to accommodate max occupancy of each unit comfortable and safely. Our first priority is making sure our guests have access to the pool, therefore outside visitors are not permitted to use the pool.
NO VAPING/SMOKING allowed whatsoever on the property, including the porch. This is strictly enforced. If evidence of smoking is found, you will be subject to an additional cleaning fee of $250.
NO DRUGS: Illegal drugs are strictly prohibited. This includes marijuana.
NO UNDERAGE DRINKING.
SECURITY CAMERAS: Please note there are exterior and 1 interior laundry room video security cameras on the grounds to ensure the security of the premises from theft, unauthorized access, or damage to the property. Obstructing, moving, damaging or in any way altering these devices will result in the loss of security deposit and additional charges.
LATE CHECK-OUTS & EARLY CHECK-INS: General check in time is 4PM and Checkout time is 11AM. Door codes do not activate until set check-in time. Early access will not be provided without prior approval. Guests who stay past checkout time will be charged the additional fee of $50/hr.
EXTENDED STAYS: For bookings that exceed 10 days, an additional Service Clean is required weekly. This additional fee can be paid through the booking site, or cash left for cleaner.
PEST CONTROL: In Florida, and many other tropical environments, it’s very common to see bugs and critters. We do our best to keep them out with quarterly pest service but they may occasionally sneak in or into the property. It happens and unfortunately some things are just out of our control. Let us know if you notice something and we will have someone come out to inspect or service as soon as possible.
PET POLICY: We love furry friends, but this property is pet-free without exceptions. Fines and termination of the agreement will be assessed if this rule is broken. Legitimate Service Animals are welcome exempt of a pet fee and MUST follow these ADA guidelines:
-Must remain under handler control at all times.
-Cannot be left alone in the property for any period of time (crated or loose)
-Must inform us of the task they are trained to perform and if they are needed due to a disability.
-Pet owners are responsible for any damage caused by the service animal.
-Must be house broken.
Per booking site policy and ADA regulations, Emotional Support Animals are not provided with the same protection as service animals and are not exempt from paying a pet fee.
USE OF GRILL: Guests are responsible for cleaning off any stuck food and spills as a result of their use. Food stuck to or excessive grease splattered on the BBQ grill will result in an extra cleaning charge of $50. Guest is responsible for following any specific instructions posted in the home or at the grill.

Loved trying out staying in a tiny house! It was very enjoyable. The pool was just steps away, great temp. Everything we needed was provided. King size bed was very comfortable. Loved having the bike and walking trails right out in back of the place. We rented bikes and enjoyed an easy trip to watch the sunsets. Dunedin does it right by having all the side streets accessible with benches at the end of the roads ..Definitely will be back!

What an amazing place! Exactly as advertised. Great to be walkable to Dunedin and the TD Stadium to catch a spring training ball game. Highly recommended.

We especially liked our stay at the tiny house due to its proximity to the Pinellas bike Trail. We rented bikes for 4 days and recommend the folks at The Bike Lab. The trail is right out your door and easy to walk to downtown Dunedin. The pool was very clean and warm for February. The unit was very clean and quiet. There were a few things we felt would have been helpful to have : scissors, cheese grater, clothes hangers and GLASS drinking glasses. I don’t like drinking out of plastic. Other than that I highly recommend the tiny house especially if you want access to the trail and short walk to downtown.
