* KITCHEN: Completely stocked with everything you’ll need…All kitchen items are brand new, not a mishmash of vacation rental leftovers. Brand New Appliances just installed!
* BEDROOM 1: Has King size bed with brand new mattress, mattress protector, & pillows.
* BATHROOM 1: Shower/Tub Combo
* BATHROOM 2: Half Bath with vanity & toilet off Kitchen
* PARKING: 2 parking spaces on Property

* All Towels & Linens provided as well as a starter set of Paper towels, Trash bags, Toilet Tissue, Shampoo/Conditioner, Body Soap, Hand Soap, Dish Soap & Sponge, Laundry Detergent, Kleenex, Coffee & Creamer. Provided supplies is meant to get you started, and guests who are occupying the unit for longer periods of time may need to replenish at their own expense.

MINIMUM AGE to book is 25. THE PRIMARY GUEST on the reservation (who submits reservation) must be present for the duration of the stay and will be required to eSign additional house rules after the booking has been accepted
UPDATE THE NUMBER OF GUESTS you will have to the correct amount before booking. Base price includes the first 2 guests; additional charge for each guest thereafter. If you have more guests on the premises than you have notated in your reservation, we reserve the right to charge an additional fee PER PERSON/PER NIGHT.
DISRUPTIVE BEHAVIOR: While we welcome groups celebrating life events, LOUD OR VULGAR LANGUAGE OR DRUNKEN OR OTHER INAPPROPRIATE BEHAVIOR WILL NOT BE TOLERATED ON THE ENTIRE PROPERTY. VIOLATIONS MAY RESULT IN EVICTION OF ALL PARTIES AND THE TERMINATION OF THE AGREEMENT AT THE PROPERTY OWNER'S DISCRETION.
VISITORS: Any guests visiting outside of the reservation must be approved by hosts prior to their arrival. We have very limited parking on property.
VISITORS AT THE POOL: Guests will have access to our Sister Tiny House Property's Pool. Downtown Dunedin Hideaway guests will be provided with wriest bands & and parking pass. Only registered guests due to occupancy limits.
NO VAPING/SMOKING allowed whatsoever inside the unit. This is strictly enforced. If evidence of smoking is found, you will be subject to an additional cleaning and odor removal fee of $250. Smoking is only allowed down by the street. Additionally, no lighting of candles or incents as some people are sensitive to smells.
NO DRUGS: Illegal drugs are strictly prohibited. This includes marijuana.
NO UNDERAGE DRINKING.
LATE CHECK-OUTS & EARLY CHECK-INS: General check in time is 4PM and Checkout time is 11AM. Door codes do not activate until set check-in time. Early access will not be provided without prior approval. Guests who stay past checkout time will be charged the additional fee of $50/hr.
EXTENDED STAYS: For bookings that exceed 10 days, an additional Service Clean is required weekly. This additional fee can be paid through the booking site, or cash left for cleaner.
PEST CONTROL: In Florida, and many other tropical environments, it’s very common to see bugs and critters. We do our best to keep them out with quarterly pest service but they may occasionally sneak in or into the property. It happens and unfortunately some things are just out of our control. Let us know if you notice something and we will have someone come out to inspect or service as soon as possible.
PET POLICY: Non Aggressive Breed Dogs are allowed. $100 Non Refundable Pet Deposit (per dog) is required for Deep Cleaning after Departure (2 dogs max, 80 lb combined weight max) BREED AND SIZE MUST BE DISCLOSED BEFORE BOOKING and confirmed with a photo. Please be responsible and pick up after your pet in the yard. Pets are not permitted in the pool at anytime. We kindly ask that you keep your pets off the furniture. Legitimate Service Animals are welcome exempt of a pet fee and MUST follow these ADA guidelines:
-Must remain under handler control at all times.
-Must inform us of the task they are trained to perform and if they are needed due to a disability.
-Pet owners are responsible for any damage caused by the service animal.
-Must be house broken.
Per booking site policy and ADA regulations, Emotional Support Animals are not provided with the same protection as service animals and are not exempt from paying a pet fee.
USE OF GRILL: Guests are responsible for cleaning off any stuck food and spills as a result of their use. Food stuck to or excessive grease splattered on the BBQ grill will result in an extra cleaning charge of $50. Guest is responsible for following any specific instructions posted in the home or at the grill.

This vacation home was at an excellent location. I. would say a 10 out of 10 for the area. We walked to most of our vacation activities! THe house was very clean and provided all necessities. THe King size bed was comfortable. The area was quiet and safe. We stayed for just over 2 weeks. Thankfully this location also allowed our dog to join us. Dunedin is a very friendly dog town. Many of the restaurants allow you to have your dog join you outside only. You are not allowed to leave your pet in the home without being at the house which is well disclosed. THis was a bit of a struggle for us given the unseasonably cold weather. THe owners of the property were helpful and easily accessible when I had questions. The locking system was easy and fast! I would definitely rent this house again but not with my dog.

Property was lovely, spotless, and had everything that we needed for a 3 night stay. It was perfect for two adults; might feel a little small for many more. We appreciated the washer/dryer with provided laundry pods. There were plenty of towels, There is a nice restaurant right across the street which was convenient when we first arrived. The majority of shops/restaurants were about 1/2 mile away, so visitors should be aware of that. The Pinellas Trail was about the same distance away and was great! We rented our bikes from the Bike Lab and I would highly recommend them. All in all, a very positive stay.
