About this house rental
Welcome to 406 E Arctic, a classic 1930s Folly Beach cottage just across the street from the beach. This 4-bedroom, 2-bath home sleeps 8 and blends original Folly character with comfortable updates, two separate living areas, a large screened porch, and beach access in both directions across E Arctic.
Upstairs, original beadboard walls and ceilings, wood floors, vaulted ceilings, and a brick fireplace give the home its distinctive old-school beach cottage feel. The main living area offers plenty of space to gather, with the kitchen and dining area conveniently nearby.
One of the highlights of the home is the large screened front porch near the ocean. It's an ideal spot for morning coffee, meals, or relaxing after a day on the beach. A separate deck off the dining area provides additional outdoor space and easy access to the grill.
The ground level includes a second living room, two additional bedrooms, a full bathroom, and the washer and dryer, giving families and groups extra room to spread out. With two bedrooms upstairs and two downstairs, the layout works especially well for guests who appreciate separate sleeping and gathering spaces.
Outside, enjoy a private hot-and-cold outdoor shower, grill, and a pull-through driveway with access between E Arctic and E Ashley. Beach access is directly across the street in both directions, and Center Street's restaurants, shops, and attractions are just a few blocks away.

HOUSE POLICIES
The home is located in a quiet residential neighborhood with many full-time residents. Guests must respect the surrounding community, observe the listed maximum occupancy, and keep noise to a minimum at all times.
House parties, weddings, functions, events, bands, DJs, and similar gatherings are strictly prohibited.
The Folly Beach noise ordinance is in effect from 10:00 PM to 8:00 AM. Your rental agreement states that use of the property may not disturb or offend surrounding residents.
To help protect our guests, neighbors, property owners, and the Folly Beach community, this home uses NoiseAware noise-monitoring technology. NoiseAware measures decibel levels only. It is privacy compliant and does not listen to or record conversations.
If noise exceeds the permitted level, guests may receive a courtesy text requesting that the volume be reduced before a violation occurs. This helps prevent police violations, fines, and possible revocation of the homeowner's business license.
The property's maximum occupancy of 8 guests may not be exceeded at any time during the stay.
If occupancy is misrepresented or a disturbance is reported at the property, we reserve the right to terminate the rental agreement and require that all guests vacate the property immediately without a refund.

We had a wonderful stay! Can't beat the location with quick and easy access to the beach and back, and a pleasant walk to nearby store, coffee shops, restaurants and downtown. The house was charming, comfortable and the screened porch was a favorite spot for all from morning coffee to evening family game nights. Easy check-in and checkout and the management company had great communication.

Check in was smooth and effortless. All instructions for check in and check out were simple and clear. Cottage was very clean and well stocked. We had a small issue at the property and the management sorted it quickly, helpfully and thoughtfully- exactly what you would hope for and what so many properties do not deliver. Location is great and we loved the thoughtful, original and ‘curated’ consistency of decor. So much fun….. we will seekOut this property in the future.

Cozy house and convenient location, but still quiet enough to just relax.

The house had the perfect space (bedroom configurations) for the group we had planned on bringing to Folly. There isn't seating for 10 to eat in the house, though. You have to eat out on the porch, which can be uncomfortable depending on the weather. The location is really great...just across the street from beach access! The house wasn't very clean. Especially during this pandemic, we were expecting a much cleaner house. That was really disappointing! We found a solo cup with a bit of brown liquid left in it on some shelves in the kitchen, for one example. There were deflated balloons on the floor of the screened-in porch. The upholstery and pillows are all stained. The sinks and showers seemed pretty clean but the floors were not. That made us question if any frequently touched surfaces had been disinfected, such as door knobs, faucet knobs, etc. We would like to stay here again because of its location and bedrooms, but only if it is appropriately cleaned first.
