*AGE: There is a strict minimum age requirement of 25 to book this property.
*GOLF CARTS/ LOW SPEED VEHICLES: This property is located approximately 1/2 mile from the beach. The Association allows renters to rent golf carts from their approved vendors only. Personal golf carts or low speed vehicles (LSV) are prohibited!
*PARKING: This complex offers onsite parking for up to 2 vehicles. Your vehicles must have a parking pass filled out completely and the pass must always be visible to avoid being towed. The Rookery III has limited parking, therefore you can only purchase up to two (2) parking passes per reservation. Trailer/ motor home parking is prohibited.
*PETS: This property IS pet friendly! You are welcome to bring up to two pets during your vacation, however each pet MUST be registered and the pet fee paid prior to your arrival. The pet fee is $175.00 plus tax per pet. You will receive a leash cover for each registered pet, which must be used at all times.
*MONTHLY RENTALS: This property is available for monthly rentals at certain times of the year. Ask the reservationist for details regarding monthly rates and fees associated with monthly rentals.
*Cancellations: Cancellation must be more than 30 days prior to arrival date and submitted in writing directly to our office email,

We really enjoyed staying here! The screened in back porch was a wonderful bonus. The location right across the street from the pool was so convenient when traveling with littles! We were able to just walk over. We had no isssues with noise from the neighbors. The house was very clean and very tastefully decorated. The only request I would have is if the owner would provide dish soap and more dish washer detergent. The check out instructions wanted all the dishes washed and put away so it would have been nice if they would have provided those to do that. Otherwise we loved staying here and would definitely come back! Thank you!

We had a nice time here. Beach access is just a short drive. The house could use more mirrors for everyone when getting ready. I would recommend.

We arrived at the home around 6:15 on Saturday (two hours after check in time).
We got into the house and immediately noticed it wasn’t clean. There was dog hair/sand all over the floor. We found there was no bedding on the beds. The blankets and pillows were on the floor or dressers. Since the beds weren’t made visible sand/ dog hair was on the mattress covers.
The bathrooms might have been cleaned but everything else was very dirty. I reached out to the after hours contact and they were very responsive.
Also, the entire neighborhood had a water main break and there was no water.
Thankfully there was a vacuum in the place and we were able to clean everything up, and scrub the floors, although it took almost 4 hours.
Around 9pm, someone dropped off some sheets, but they weren’t the right ones to complete all the beds. I messaged back but nothing further was dropped off that night. I messaged again on Sunday and finally got enough sheets for all of the beds and enough towels for our group of nine.
Water was back on late on Saturday night.
It was apparent that it wasn’t just a one time thing with the lack of cleaning as there was clumps of dog hair and dust under the furniture. Dirty socks left behind under kids beds.
There were ants in the kitchen the whole week.
The king beds are bad, lumpy and broken down.
Pool was amazing. AC was great.
Managers were responsive, refunded out cleaning fee.
Recommend house if they improve cleaning.
