It was very posh, much more so that the price suggested. It was really comfortable

The room was very clean and the owner was incredibly responsive whenever I called. The check in details were very clear. The beds were very comfortable and because I was travelling with a friend I requested 2 separate beds which is hard to come by and this was fulfilled. Thank you!

The only downside was the room was on the 2nd floor so was very very warm when we arrived as the window wasn't open and the curtains were open with the sun coming into the room. The room did not cool down despite having the fan on unfortunately but the bathroom and bedroom was great.

We were a large group, booked 3 rooms (9people) for 2 nights. I didn't personally encounter the staff/owner, but a couple of the group had. I think when we first arrived the owner asked for them to close the door to their room - understandable, but i think a couple of the group were taken back how the staff member communicated this, soon forgotten. The rooms have been decorated lovely for the period property, with high ceilings. They are spacious, clean and well looked after. Liked to have the Scottish culture with tartan carpets and blankets to embrace the local area. Also liked that there are fridges in the rooms, as we didnt want to stay somewhere that does breakfast, it was good to have a few snibbles that we took down onto the front patio area outside in the morning (this is a really nice touch, having somewhere outside to sit and relax). I dont believe in perfection as a rule. Something I'd like to suggest; the bedroom that sleeps 3 had no full length mirror and if there's bigger groups, could be wise having a code to get into the rooms, (ie bedroom for 4people, sharing 1 key fob can be difficult). I do advise, it's an old building and the rooms do get humid even in temps of 18degrees, but I dont expect air con at all, it's Edinburgh! Overall, the whole group liked the rooms, the property, the area (we didnt want to be too close to the centre) and the facilities. We would recommend coming here and would book again. Thank you.
