Large modern room and facilities with parking close to public transport and shops

Excellent location, not far from the University degli Studi - my destination - on a private street, hence very quiet - yet next to a large city boulevard with restaurants, bus stops, shops, etc. Large room, comfortable bed and good shower. It was in a separate building, at #13 on that street - not even adjacent to the building where the reception is. Keycard is needed to enter the yard, the building and then the room (but won't allow you into the reception area - you need to ring and wait).

I had booked this stay for two nights as my project meeting was bound to continue until Friday afternoon, but it turned out it'll end earlier so I could make it back home ahead of schedule. However, as I had unrefundably booked two nights, there was no way to get my money for the cancelled one back. Legally correct, but disappointing - in my experience, many properties did make that gesture, under similar conditions. Check-in was a bit chaotic: the lady did not speak English well, but was very keen to charge the tourist tax for two nights even as I was explaining that I'll be in only for one. No breakfast, as their restaurant was being refurbished. Check-out was even more folkloric: there was no one at the reception before 9:00, and picking up the phone listed on booking.com was not an option for them either - at that time I was expected to be at the University!! Hence, I threw my kay card thru the fence, aiming as carefully as I could to make it land in front of the basement reception door step! Then I messaged the property to tell them where it was... but it worked ok!

Lovely room with outdoor patio looking over garden. Spacious. Beautifully appointed. Walkable to train station to get to linate airport.
