Excellent location in an authentic part of Venice with more locals than tourists. Blessed with a desirable view, the flat is right by some excellent local shops including a very good fish monger. It is also ideal for the Biennale: seven minutes to the Giardino and the same to the Arsenale. The bedding was clean and comfortable. The area is quiet at nighttime; good news for light sleepers! The flat is functional and reasonably well equipped and furnished. The owner/manager was very responsive and helpful, especiallyfor the problems mentioned below. We asked whether we could leave our bags the whole day in the laundry room and it was possible. We could consider coming back here although it might not be my first choice because of the things I didn't like ... but which can fixed.

The downside of the proximity to the shops is some dirt and smells in front of the house, smells caused by especially the fish shop. Although the flat is generally clean, we were unpleasantly surprised on arrival to find the lounge floor dirty with lots of footprint marks. This could have been linked to the water pump stopping in the basement. I asked for a mop but there was no response to that. The water pump stopped a few times, apparently because of the ambient heat, so I had to go thr basement and press a reset button. The shower door needed fixing as it looked like it could fall and it was difficult to close. There was lots of dust under the beds and the freezer had lots of crumbs, but the fridge was clean enough. Finally, the attractive photo with the champagne bucket and glasses is only suggestive.

arredato in stile veneziano, in un attimo si raggiunge la fermata Giardini Biennale, vicino a bar/ristoranti, ma silenzioso di notte, aria condizionata in ogni stanza, pulito anche se con qualche punto trascurato, il ragazzo che ci ha accolto è stato carinissimo e disponibile

il numero che compariva come numero da contattare era sbagliato, ma contattando assistenza booking abbiamo avuto il numero giusto

L'hôte n'a pas été joignable pendant 1h alors que nous arrivions a la nuit tombante, avec 3 enfants, de la fatigue et finalement de l'inquiétude. J'ai du contacter l'assistance Booking. L'hôte m'a ensuite rappelé pour me guider a l'appartement sans aucune empathie ni explication pour son silence précédant. Il m'a donné les codes de la porte d'entrée et de la boîte à clefs, alors qu'à aucun moment dans l'annonce ou dans la journée il ne me les avaient communiqué. Cela aurait été rassurant de les avoir a l'avance.
