Njivice 11 is a detached Villa in the quiet Village of Njivice which lies at the Entrance to the Historic Bay of Kotor in Montenegro.

Both terraces enjoy full morning sun, but have full shade in the heat of the day. The harbour below enjoys full sun throughout the day and is used as a local sunbather’s haven.
Guests enjoy the entire Villa with no shared accommodation.
The property is a few steps from the sea and beach with stunning views looking down the Kotor Bay towards the Lovcen Mountain Range and across to Herceg Novi and the mountain beyond.
Re-decorated & partly re-furnished in 2023, with the bathroom upgraded in 2021.
Formally a fishing village, Njivice lies almost exactly midway between the the UNESCO World Heritage Region of Kotor and the Old City of Dubrovnik, providing an ideal base from which to explore both Montenegro and Croatia.
A full English-speaking agency service acts on our behalf that will liase for your arrival, take care of any problems and give advice on excursions etc. Airport transfers can also be organised on request.
