The hosts were the kindest people. Karen went above and beyond to make sure I was comfortable. The place really felt like home. The location is very convenient for the buses going to city center as well as Easter bush campus for the university. Could not recommend this place more

Lovely place with stay with a great host. As a single traveler I felt very safe and cosy.

I loved how comfortable and cosy my room was and it was so quiet. I also loved the beautiful big bathroom and the products provided. Although it’s slightly out of the Old Town there are frequent buses a very short walk away, it’s great value for money.

Just what I needed to sleep well during a city visit to see my son

Karen was really welcoming and accommodating to my timings. There was a lot of attention to detail in the room and bathroom, which were spotless. It was a quiet house and area to stay in.

Memorable in every way!!

It's hard to "rate" a stay that has felt like being part of a family. I left "home" after a delicious, freshly-cooked breakfast and a nice chat with Karen and/or John, took the number 16 bus into downton Edinburgh and arrived "home" in the late afternoon. The bus ride to Princess Street takes approximately 35 minutes, but it's worh it since I enjoyed staying in a quiet suburb and I felt like a "real" inhabitant. On top of that, getting on the bus is easy, since the bus stop is right down the street, the bus arrives multiple times an hour, the journey is safe and enjoyable and buying tickets is easy when you use "Bus and Tram Edinburgh" app. I recommend a 30 minute walk from Oxgangs Green through the beautiful Braidburn Valley Park into Morningside , where you can find a big variety of restaurants, supermarkets and cute little stores. The room itself was really cozy, well heated and clean. I liked the storage space which I had for my suitcase and the comfortable small sofa. The rainshower in my very own large and clean bathroom worked wonders after a long day of hiking and exploring. I can't thank Karen and John enough for all the nice little and long chats I had with them and for the extra care they showed in order to see that I was doing okay. If you like living like a "real" Scottish person and not like a tourist in a hotel in busy and loud downtown Edinburgh, this is the place to be.

There's nothing which applies to me since I give this place a ten. Nevertheless, if you want an en-suite bathroom, a location downtown and/or if you don't like private contact to the owners, then you shouldn't book this accomodation. I think it's fair to mention that since I don't want any bad reviews for Karen and John due to people who didn't know beforehand :-).

Absolutely recommend

Traveling for work and was met by such lovely hosts who couldn’t have done more to make me feel at home. Really comfy bedroom with everything you could need, fantastic bathroom and all very clean. I didn’t realise I also got the yummiest breakfast included. And for those who are missing their furry friends there is the gentlest dog for cuddles. Thank you so much for having me and I will see you again next month.

Lovely people in a very lovely place in Edinburgh

Karen & John are fantastic! They are very kind people, the house is very nice and the room very clean and comfortable. Karen's breakfast was really tasty and her lovely dog Toby my new friend! They helped me with all my questions or concerns about buses an gave information about places to visit. Thanks so much for a wonderful experience in your company!

Amazing stay in Edinburgh

Despite having such a short stay I felt right at home. The room was cozy, and the hosts were so very welcoming and helpful. There is a close bus stop with great service, so I could quickly get to the city centre. This stay definitely made my trip so much more lovely, and left me wishing to come back and see more of the city. Thank you so much Karen and John (Eduardo)

This was a home away from home.

Karen is an exceptional host. She is generous, empathetic and caring. I appreciated the tasty breakfast, the peaceful surroundings and the modern bathroom. It was nice to retreat home after sightseeing. I enjoyed meeting Karen’s family, dog and guinea pigs.

A great stay.

Really felt at home and had a wonderful stay. Karen and John are lovely people, and really go above and beyond to make you feel comfortable and looked after. If I solo travel to Edinburgh again, I will hopefully be able to stay here once more.

I really loved staying here, so I don't have any complaints. Some might find it a bit far from the central city, but if you don't mind the bus and enjoys pretty city views then you'll be happy.

Absolutely loved my stay

Karen and John are super! I spent a week at Karens and Johns home in Oxgangs. The room is as described, small but cozy and totally sufficient for a good sleep or relaxed evening tea at the window. Bathroom is super modern and clean. As all was very clean... The breakfast was just fine. Karen really tries to offer everything one could think or ask for. First loved the quiet and green neighborhood, just a 25min busdrive or so from the old town or even a relaxed walk through parks, hills and a valley (@ Karen: "like valentine" ... 😉) But the best of all really were Karen and John and Toby themselves. They welcomed me and let me feel home immediately. We had nice chats and a lot of great laughs! Thank you so much for all of this! Love to come back!

Amazing place to stay in Edinburgh

Karen is an amazing host! Haven’t seen anyone so thoughtful and caring for her guests! I felt more like visiting family than staying somewhere from booking. Breakfasts also help to save some money on the trip. Karen was even kind enough to buy some plant milk and yogurt as have intolerance to dairy. I really appreciate the opportunity to get to know each other better. The room is also very cosy and feels like home. Shower is very modern and convenient.

The only thing is that the mattress was quite soft and might be not the best option for bigger sized people.

Comfortable week with two great hosts

My stay with Karen and John was wonderful for the week that I was in Edinburgh for a conference. They were there for a lovely chat over a delicious breakfast each morning and in the evening upon returning from a long day at the conference. They did their absolute best to make me feel welcome as much as they could and are a very kind and welcoming couple. The room was suitable and cozy and the private, recently renovated bathroom was more than suitable for me. It was easy to get into the town centre using the double decker 16 bus and I had no issues coming home up to 10:30pm in the evening. Thanks for a wonderful stay!

Ideal place to stay for a solo traveller.

Handy location on south side of city. Very quiet suburban street away from main road. Easy parking and short walk to frequent bus service to city centre (25-30 min to Princes St, runs to late pm). Very comfortable bed, cosy room with spotlessly clean, well-equipped bathroom across landing for sole use of guest. Nice to have tea/coffee facility in room. The hosts were extremely friendly and welcoming. They provided an excellent breakfast with generous portions which set me up very well for a long drive south - as did the location - pretty much on the right road in/out of town if heading from/to M74/M6. Excellent value too. Highly recommended. Thanks folks!

The best choice!

It is a great place to stay for a solo traveller in Edinburgh, a wonderful cosy room, with perfect facilities and the best hosts you can imagine! Really friendly, hospitable and caring people, Karen and John! Highly recommend this place, you will be really happy to stay in this quiet neighborhood, just 20 minutes by bus from the heart of the city. Will come back if again in Edinburgh.

Gemütliches Zimmer mit Familienanschluss

Das Zimmer und das eigene Bad waren sehr sauber und mit allem ausgestattet, was man benötigt. Karen und ihr Mann sind sehr freundliche und hilfsbereite Gastgeber. Karen hat mir beim Frühstück Gesellschaft geleistet und ihr Mann hat mich sogar zum Bus gefahren. Ich komme sehr gerne wieder und kann die Unterkunft nur empfehlen!

Onthaal als een koning!

Erg goed locatie: een bushalte (nr 18) voor de luchthaven achter de hoek, de bus voor de stad achter de andere hoek. De bus 16 bereikt binnen het half uur alle toeristische trekpleisters. Een erg geriefelijke kamer: ruime kamer met heel wat stopcontacten, een multi-verdeler voor usb-poorten is aanwezig (je kan verschillende toestellen tegelijkertijd inpluggen), thee enzo aanwezig, een erg rustige buurt en een heerlijk bed, Wifi. Erg hartelijk onthaal door het gastkoppel en hun hond, Toby. Ik werd elke dag verwend met een heerlijk ontbijt. John is een wandelende toeristische gids (of het nu over natuur, geschiedenis of cultuur gaat) en Karen is een echte moederkloek voor wie niets te veel is. Nog voor iets ik miste, werd het mij aangeboden. Deze B&B is een echte aanrader. Ik heb er 7 nachten met plezier verbleven!

Ik heb echt niets aan te merken over deze B&B, ik ben nog nooit zo hartelijk ontvangen, nog nooit was een een verblijf zo aangenaam.

Heel afwisselend en lekker. Je voelt je helemaal thuis. Karen en John zijn superlieve mensen die je van harte verwelkomen in hun huis. Heel mooie en rustige omgeving. Met de bus ben je op 20min in hartje Edinburgh.
