Spacious & good location
No on site parking it was on road if you are lucky enough to get a space. Uncomfortable bed. Tv in both rooms were rubbish. All drawers stuffed with bedding so nowhere to put clothes. Top floor which was not in description when booked, very difficult for me to access so left early. Description says 4 star apartment!!! Definitely not more a 2. Dirty dishcloths on kitchen window sill. Worktop oven/grill left dirty.

Many problems to fix from the hostel
The house was big
Unfortunately, we encountered many problems. I don’t know if we were just unlucky or if the reviews were overly generous. The towels were small and not clean, which is a serious hygiene issue. The bottom hinge of the bedroom door had come off, and it was quite dangerous — if the top hinge came loose too, the door could have fallen on us. I’m not sure if you realize how dangerous that is, especially for a 50-kilo woman who could have such a heavy door fall on her.
In the kitchen, when we arrived, there were used cloths left behind the sink, which I don’t think should be left there when guests are expected. Out of the three toilet paper rolls, one was wet.
The address was changed, which I understand is for security reasons, but the most important thing when booking a place in a foreign country is its location. If they are afraid to share the property’s location with tourists, then perhaps the house should be used for another purpose. It’s unacceptable for a guest not to know exactly which house they are booking and where it is located.
The furniture was old, but that’s the least of the problems compared to the hygiene and safety issues. I truly hope the owner manages to fix all these problems.

Huge place with separate bedroom, good kitchen - nice shower and good heating. Top floor (3 flights of stairs) and no actual parking other than limited street parking. Easy to get buses to Edinburgh and back

Spacious and comfortable property
I was travelling on my own and was very impressed with the fact that I had full access to the entire floor. It was very spacious and had everything I could possibly need including a fridge, microwave, utensils, toaster, cooker and TVs in both the living room area and bedroom. The selection of DVDs was also appreciated and everything was clear in terms of how to work the heating and WiFi.
The location of the flat was easy to find and close to a bus route as well as shops and eateries. Also perfect location if you want to visit Edinburgh zoo; just a few stops away on very regular buses.
The host was very responsive when I got in touch to ask for guidance as well which was fantastic. I liked the addition of toiletries in the bathroom as It meant I didn't need to supply my own.
I think this property would be perfect for a couple staying as the space is so big but also good for the single traveller who needs a bit of rest.
The area was exceptionally quiet and the noise from others in the flat was non existent. It is up the top of a couple of flights of stairs; not an issue for me and is a very short walk to a large Tesco, Macdonalds and Lidl.
The bed was comfortable as were the couches and I found everything to be accessible and clean.

Lots of room, very comfortable
The building looked pretty ordinary, but the apartment was very nice. There's plenty of room, with a kitchen, loungeroom, bathroom, and bedroom. The heating works very well, and having a washing machine was very good. It's very close to buses that go directly to the city, which was very useful. It's close to TESCO and LIDL, and to many restaurant or takeaway options. We were lucky to be there on the weekend, when parking was free.
The shower is really the only negative. It has quite low pressure and is inside the bath, which is very high.

Great base for a couple to stay on the outskirts of Edinburgh with plenty of restaurants nearby.
Lovely period fireplaces. Very spacious. Lovely modern and well equipped kitchen. Handy for local buses. Short hop to Murrayfield Stadium and not too far from the city centre. Lots of nice eateries nearby.
Being on the top (third) floor was nice but you have to be fit!

We found this to be the only place we could afford as Taylor Swift was in town when we stayed.
The bed was comfortable, but there was nothing else to like - the place is a tip.
It seems the owner has tried to make artistic embellishments on the cheap - it has not worked and the effect is simply bizarre.
We stayed the first night and then moved to a hotel.

Particularly the uncertainty about the actual location - the address changed after we had booked!
The instructions for obtaining the keys were very confusing.

Very enjoyable overall and so close to the olaces we wanted to visit.
Accommodation was lovely and clean on arrival with everything we needed for a long weekend. We packed towels as we got caught short on a previous trip and had to buy some but there were plenty provided.
The decor was very eclectic which I liked. However the presentation could have been better. There were random pieces of wallpaper and vinyl stuck to walls in random places which detracted from the overall beauty of the apartment.

Excellent place to stay on budget
The place was extremely clean and well maintained. The location is perfect if you own a car, near the beach walk and 20 minutes to city center. The host is great, responds very quickly and resolved one of our issues there with noise and disturbance the very next day and no issue faced after then. I will definitely stay there again.
The building is bit old and scary on first impression, but the next morning it's all the same. Bathroom bit small but on budget it should be overlooked.

Choose one: shower or dry bed
The only good things about this place is that I didn't see any bugs and the Wi-Fi is decent.
Don't stay here if you want both a shower and a dry bed. The shower is in the bedroom, which is weird enough, but the shower head shoots over the stall door! It smells and looks like it probably leaks (but I can't confirm because I opted for the dry bed). The window in the bathroom doesn't fully shut, so it is very drafty.
The apartment never gets warm, and the heater in the bedroom doesn't work. I thought it was a recent issue, but when I contacted the owners, they said that was why they left the space heaters. How about you... fix the heat?? I was constantly moving the only space heater that actually projected warmth around the place. The picture of the tiny space heater is next to the broken heater. Somehow those are supposed to be comparable. Based on a review from nearly a year ago, the heat and bathroom window have been long-standing issues.
The bed is *very* firm and you can hear the street noise like it's in the room with you. The floorboards all creak, and the one in front of the entry trashcan (really it's the kitchen trash, but its left by the front door) wobbles so badly that I thought my foot would go through the (terrible) carpet.
They have a coffee station, but no actual coffee. There was flour or something in the coffee tin and only a tiny bit of instant. Tons of salt, but no pepper. Wine glasses, but no bottle opener. I ordered one, so there's one there now. When I asked the owners, they said previous guests must have stolen it. I'm questioning who would steal such a thing.
The address is wrong on the listing, but they don't give you the real address until a week before check-in. It's close to essentially nothing, next door to a car dealership and McDonald's. I couldn't get an Uber or Bolt to save my life! I asked a driver and he said that it wasn't a great part of town, among other reasons, why drivers don't like going there.

From bed to shower in two steps
The place was not too far from the city centre, around 30 min by bus, which is scheduled from two to four times an hour. The bed and the kitchen were fine, also the place itself was okeyish if being on budget.
First of all, there is a shower cabin in the bedroom itself (no, not a separate room, just a cabin). Also, I really did not enjoyed the smell, it looked like somebody tried to mask smoking smell with cleaning chemicals. There was a lot of plastic flowers and fake lighting candles in the living room and basically everywhere, it was super awkward.

Rude, dismissive owner ruined our whole holiday!
Contrary to what the owner believes, we felt the apartment was adequate. It was fair for the price we paid, it did the job, the bed itself was comfy once you were laid down, and the TV in the lounge had some channels to flick through.
Though in future I'd pay a little more for a better experience, the apartment was what you'd expect for the price.
Incorrect pin on booking.com, and ALL contact with the owner!

I booked this property based on where the pin on the map was. I noticed 2 weeks before we were due to arrive that the street address was different, so I contacted the owner.
The owner would not listen to anything I was saying. My anxiety was high due to panicking over the change in location, and their response was so robotic. They kept saying 'read the 7 days before booking message', even though we weren't due for 2 WEEKS! They even DOXXED the person's name and home country for the night I was messaging them on - I was SHOCKED.
After this, I read through past reviews, where someone in July 2022 mentioned this being a big problem for them. The owner said they contacted booking.com about it, but nothing was changed. If that is the case, at least put it in bold on your page. DON'T JUST IGNORE IT BECAUSE YOU HAVE OUR MONEY!
The apartment was fine aside from the bedroom TV - only the VCR works, not the freeview channels. I don't mind this, but nothing was said on the booking.com page. I queried it and the owner was rude, saying 'sorry it's not good enough for you'... I quite quickly got the impression that the owner didn't care as they had my money!
One night the smoke alarm started beeping every 2-3 minutes, at about 11pm. I contacted the owner who said they couldn't help, as they were away, but there was a ladder to use. We found the ladder, but the safety lock was broken! After an hour of trying to explain why I DIDN'T WANT MY PARTNER TO USE AN UNSAFE LADDER, them not caring about why I was distressed, and endless frequent beeping, my partner finally took the alarm down with me supporting weight-wise on the ladder.
Throughout my stay, I was sick to my stomach with anxiety, to the point where I really didn't want to stay anymore. I was so upset, frustrated and angry. My partner convinced me to stay purely for financial reasons.
Never again.

Fantastic little place, close to vibrant Leith and easy to access Edinburgh City centre
Location was great, easy to park, bus stop within 30 seconds to allow you to get to Edinburgh City centre.
The flat had everything you need to set up a good base camp for a few days.
More of a personal preference but the mattress was very firm, which didn't help with sleep. Could do with a blackout blind in the bedroom also :)

It was very difficult to find the location of the apartment, but once I did, it was easy to access it by public transport. I also very much enjoyed the nearby seafront views.
The apartment itself was very cozy and felt like a home. It was very well decorated and lit. The person, I communicated with was very pleasant.
I was very very cold and I went through the boxes to find a thick enough blanket for myself, to even fall asleep. The place had done adjustments and had put radiators within the home to try to make it warmer tho.
