Carriage on Petticoat is a three-story painted brick residence on land that is said to have been owned by the infamous Aaron Burr. This historic home has undergone renovations & no expense was spared. Guests will enjoy the walkability to Downtown Frankfort & many local attractions. Featuring 3 bedrooms & 2 baths, guests are able to experience life like a local with all the modern-day amenities. We are also only a 7.2-mile drive to Castle & Key Distillery.

Professionally managed by PURE Property Management, our team is readily available for any guest needs. we have curated an automated experience but are only a message or phone call away if our guests are in need.

Located in Downtown Frankfort, guests are able to walk to Downtown and many local attractions.

Guests will have full access to this single-family home.

Carriage on Petticoat has plenty of room for your friends & family to gather while visiting historic Frankfort, Kentucky! This charming home has a 3 floor layout, please refer to our floorplan in our photos. Our home has a private living room, newly renovated kitchen, 3 private bedrooms, 2 spacious bathrooms, & a charming backyard. You will have no problem finding somewhere to spend your time together or alone while staying with us.

The three-story painted brick residence sits on land that is said to have been owned by the infamous Aaron Burr. Built in the 1850s, it originally served as a carriage house to the Macklin House that fronts Washington Street. In addition, this important landmark holds the distinction of being one of the only remaining carriage houses in Frankfort

EAT
Our dining table is located in the kitchen and seats 6 guests. You can enjoy cooking in our newly renovated kitchen with granite counters, stainless appliances, and all the utensils needed to prepare your favorite dishes. We have well equipped our kitchen for all of your culinary needs.

We are also within a short walking distance to local Downtown eateries and bars. Reach out to our team for some of our favorite recommendations. We provide a house manual at the property with additional local restaurants in Frankfort and surrounding Central KY.

SLEEP
This charming home has 3 bedrooms with memory foam mattresses. The primary bedroom on the first floor offers a king bed, while our second floor bedroom also offers a king bed. The third floor offers a queen bed and fold out futon. We do provide all linens for beds and a set of towels per guests. The three bedrooms will share the two full bathrooms located in the home, there are no en-suite bathrooms.

PARKING
Our property does not have private parking. Guests are easily able to park on the side streets free of charge, request access to a local parking garage, or park at your discretion on the lot near the home. Our clients used to reside at this property and always found access to parking with no issues.

The Carriage was a lovely spot for us, coming to it after an exciting family wedding in Louisville and headed for a bunch of stops along the bourbon trail. It was comfortable, clean, and nicely decorated. The host contacts were very responsive to our questions about the thermostat. We had everything we needed at the Carriage (except napkins). Frankfort is interesting but we did find out that it is not a great food town. We had 4 foodies with us and couldn't find a restaurant to recommend. Our dinner nights were Sunday and Monday and lots of places were closed. We did ask a policeman we passed on the street and at his suggestion we went to the Burger place, which had good burgers, but that's about it. Super nice people, but there was zero atmosphere.

House had plenty of room but needs a deep cleaning and lightbulbs.The air conditioning units needed filters cleaned, oven was dirty, dead flies and bugs in corners and window sills, bed linens and pillows were musty, laundry detergent dispenser was moldy, windows were very dirty, “fire pit” was broken, floors were dirty, etc.Both bathrooms needed lightbulbs and light fixtures are quite dirty.Check out review of guests who stayed here in September. Review is spot on.When I reached out to owner, she said they would send someone over with lightbulbs. No one showed. When I texted about cleaning, she ghosted me and said she never received my messages. When I texted in the same thread asking about departure requirements, she responded immediately. Though we liked the area, we would not recommend this VRBO.Also, don’t go to Bourbon on Main. Food and service are horrible.If you happen to go to Louisville, you absolutely have to go to Guacamole Modern Mexican restaurant! Ut is fantastic! Food and service were outstanding!!When I reached

We had high hopes for Carriage on Petticoat. The listing sounded wonderful and the property was rated highly. However, when we arrived, it was immediately obvious that the house needed a deep cleaning. Rugs were soiled and worn. The stair runners were gray with obvious footprints. The bathmats in both bathrooms were filthy and needed to be washed before our use. The windows appeared to not have been washed all season and when we cleaned a couple on the first floor, our paper towel came up black. Lightbulbs were out in both bathrooms. The bedcoverings were soiled from previous guests. Overall, these issues cast a negative tone upon our whole trip. To further frustrate us, when we contacted the host and management company after the trip, we received limited and poor communication. We sent pictures of the condition of the house. Initially, both sounded concerned about the conditions we showed and described to them. However, that communication became spotty and eventually both simply ghosted us. We didn't so much as receive a promise that they would make sure to correct the problems for future guests. We hesitated leaving such a negative review, but we want people who are considering Carriage on Petticoat in the future to be wary and seriously look for another option if they want a property that is well maintained and clean.

Petticoat is a beautiful historic home. It's been updated but they did a wonderful job of keeping the home's original charm. I love all of the personal touches. The backyard is amazing and we spent most of our time there relaxing and hanging out. It's super close to Buffalo Trace and the cute shops in town. Thanks for a wonderful time!
