You have to make a phone call to get into front door/room. Theres a risk the staff might not answer your call and you just get stranded on the street without having access to your room. I arrived in the late evening before check in time which was until 12am and called the staff via both phone and whatsapp and they never responded to my call.

When researching this property, I wanted something with high reviews that was close to a train station and the Vatican (which we wanted to visit). We found this place and it cost £125 (similar in € and $). The pictures fooled me into thinking that this was a boutique B&B, when in reality it felt like a 1-star hostel room. The room itself was pretty basic. Floor had cracks (covered by a flimsy rug). Shower was ok but it was easy to pull the doors off. The Metro is nearby and you’ll hear and feel the vibration of the trains. There was no reception, and instead had to go through a convoluted check-in process. The AC only stayed on for 4 hours and we had to get up during the night to turn it back on. Breakfast was poor. A croissant, a tiny roll with cheese spread, a yoghurt pot, and either instant of over stewed coffee. One night was enough. But, it is 10 mins walk from the Vatican, and very close to the metro if you need it.

Great little B&B convenient to the Metro, shopping and restaurants. Stayed one night following a cruise and the staff was very helpful in taking in our luggage before check-in time so we could explore the city. Breakfast was included but we had to leave before enjoying due to our flight. Easy to work with and gave excellent directions from the port via the train & Metro.

We booked the superior triple room however there is little to no space for 3 people to fit. Many of the lights in that room does not work, you barely have any space in the room and shower, and the AC would constantly turn off during the night. The positive part of this stay is the workers as they are kind and bring you breakfast to your room.

Nice place. Close to metro and to the Vatican. We had some difficulty with communication as there is no front desk or person in the area. But if you have a phone, don’t mind stairs, and are checking in or out on schedule, this is a great place to spend a night.

There is no parking lot available, i had to look for a place. And the AC in one our 2 rooms was not working the first night. It was fixed after and it was good. There is no service on site.

This was close to many restaurants, stores and very close to the Vatican! The room clean and had coffee/tea with small snack. Breakfast was traditional Italian. Staff were very helpful and pleasant. Thanks Dave for other personal assistance.

I loved how close this was to shopping and restaurants, it was very difficult to find and get inside though the people who own it are very sweet and helpful though. We rented a car but it was hard to find any parking We used a parking garage nearby and just left car there and walked or used the Free Now taxi The place is on the 5th floor The rooms are small but clean. The breakfast is juice, yogurt and croissants (it wont be a full buffet as stated in the ad) If you dont have a car this place is excellent. It was our first time in Rome and we loved seeing and touring the Colosseum ( about a 20 minute taxi ride ( 20-25 euros one way) I give the owners 5 stars, but if you expect to park and unload you won't be able to. If you want convenience then this place is great.

I was a little nervous about the check in process, but it all worked without a problem as I followed the detailed instructions. The room was super clean. Not much room to walk around, but we didn't come to Rome to sit in our room. We got the room with a jacuzzi, which was very nice after a long day of touring (walking). Breakfast (included) was wonderful. Coffee (you choose the type you want), juice, a small breakfast sandwich, croissants, delicious yogurt, oranges, and mini dry bread with jam and butter. It was very satisfying. You order breakfast to arrive in your room at the time of your choosing (any time between 8:30 and 9:30). Outside there is a pizza shop just steps away, also an ice cream shop. Low price Souvenir stores right outside in all directions. Metro station (Octaviano) is also just steps away. The room is up in the fufth floor (via elevator) so there is no noise from the street. I don't know about the other rooms, but our room (Vanessa) didn't have any views. The owner(s) were quick to respond to any questions. The breakfast staff were very kind and accomodating. We received a lively surprise one night (from our hosts) as we were celebrating a milestone anniversary. It was very thoughtful of them. The only improvement I would suggest is a bed that is a little higher off the ground for us folks with hips that are getting old. I would choose this place again.

Check-in process was uncomfortable - you have to call for instructions on how to get in. Once in, it was a nice comfy room. The gentleman bringing breakfast every morning was friendly and so polite. The elevator was the slowest I have ever seen and cramped - we often preferred to climb the 5 floors instead.
