Fairwinds & Fairways is a brand new waterfront home on the Private Side of Lake Anna. Our goal is that you just have to pack your clothes, swimming suits, and water shoes. So, we have fully equipped the home with everything you will likely need. You will love our new dock, private sandy beach, fire pit, and large furnished deck.

Rock Island Landing is a new premier waterfront residential community, so there is ongoing nearby construction of new homes and docks most days from sunrise until about 4:30 PM. Rock Island Landing is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue water surrounding this property, it is perfect for boating, swimming, fishing and water skiing. We have ample free parking at our home for large groups with many vehicles.

This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay.

We offer 2 living areas including the great room, and massive game room on the lake level with family appropriate games. Relax in the spacious great room with huge bright windows, a gas fireplace, and 4K Smart TV. Use the High Speed Internet and free Wi-Fi network to stream your favorite shows while you FaceTime everyone! The home has 4 bedroom suites. The main floor has an open floor plan with a great room, adjacent large kitchen and dining area, 3 bedroom suites, home office, laundry room and an easily accessible half bathroom. The lake level has the game room, Home Theater room, and bunk bedroom suite.

You have full access to our entire house, and our property. Our fully equipped home is ready to go with a spacious gourmet kitchen that easily accommodates a large group or entire family with lots of countertop space, new stainless steel appliances, and all the tools you need to make your own world famous super secret recipe. Coffee and Tea lovers will appreciate our nice selection of k-cups. Some outdoor amenities include: dock, beach, hot tub, fire pit, deck, patio, and propane gas grill. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner (DV Rentals LKA)! We have easy access to a nearby boat ramp. We also offer everything you would need for an extended stay including a Washer & Dryer.

We use keyless entry smart locks and give you space but are available if you have any questions or need anything.

- All guests shall abide by the good neighbor policy and shall not engage in illegal activity.
- Quiet Hours are from 10 PM to 8 AM.
- Free Parking for up to 6 Vehicles. (No Parking or Driving on Grass)
- No Events Allowed without specific prior approval.
- No Pets Allowed without specific prior approval.

**Guest Requirements:**
In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.
Important: Before you arrive you will be asked to complete guest verification through third-party provider Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process. You will also be given the choice between a $500 security deposit or a $35 non-refundable damage waiver.
