It’s a charming little hotel within a short walk from Shin Okubo station. I absolutely loved it. Hotel staff were very kind and gracious to me. I so appreciated the service the extended to me as a senior solo traveller.
I will return again. Hopefully they can keep up with the standard of cleanliness and service.
Do note that this hotel has no lift. So it means lugging your bags up and down the staircases to and from your room. If you travel light, this is no problem. Therefore, if you have a big heavy suitcase it will be really tough. I also did not notice and dining facilities but there are many many places to eat in the surrounding area.

It’s in between the red licht district and Ktown — nonetheless, very safe for solo female traveller with good food options around the hotel. The room was quite small (but ok for short stay). Overall, would recommend if you’re staying for a few nights.

Pros: staff are incredibly helpful and inviting, clean room, modern room, great location
Cons: location (noise) - while it’s right in the center of Tokyo meaning getting around is convenient it’s in an incredibly busy area. You hear noise from the trains but the noise from people passing by and cars and sirens makes it much worse, especially if you are a light sleeper. I unfortunately am.
Verdict: Hotel Matsunoi is a great hotel if noise doesn’t affect you and your sleep.

Room was big enough for one person and a big luggage to be fully opened. Staff is friendly and amenities provided are great.
The only issue is with the fridge which is too small and thin that can barely hold any food overnight for the next day.
