Large 8 Bedroom House in Edgbaston

Great property. Plenty of space. Rooms were good size. Comfy beds. Pool table was a bonus. Large garden.

Garden was a mess. No broom/bucket to tidy garden/clean chairs. Needs mats to prevent dirt from garden being walked into the house. Not enough cutlery for amount of people. Sharp knife would be good to cut bread. Not enough kitchen utensils to aid cooking a breakfast. A large microwaveable bowl is needed too.

The property was not ready upon arrival—we had to wait for the cleaning crew to finish, followed by an additional delay due to linens being unavailable at the time. The house itself is old and dated, with noticeable mould in the bathrooms. The internet was not suitable for a large group. Despite advertising WiFi, the service was extremely slow and unreliable for our group of seven. When an engineer was brought in, they confirmed that the property was subscribed to the lowest available internet package, which is inadequate for a house of this size. Guests should expect significant connectivity issues unless only basic messaging is needed. Additionally, linen management may not align with all guests’ expectations. We were informed that linens are not routinely washed after every guest stay unless visibly used. This became evident when we were told there would be an additional charge because we had used more beds than expected. Although we booked the entire house with 9 beds, we were a group of 7, and one of the bedrooms had three single beds, which the child using the room sat on over the course of our four-night stay. This suggests that linens may not be changed if a bed appears unused rather than as a standard hygiene practice. Overall, future guests should be aware of potential delays on arrival, cleanliness concerns, internet limitations, and linen policies before booking.

It was a good space and good location for parks and shopping

The Property was in need of redecoration and the carpets needed cleaned. For our family of 13 including a baby there were not enough Dining Facilities, a Dining Table seating 6 people only. The glassware, crockery and cutlery did not match. One oven was not working which impacted on our ability to cook for 13 people. A Travel Cot was provided but we needed to search for this on arrival and there was no linen for the cot. Cleanliness was reasonable however there was no instructions regarding rubbish and recycling. We had to make a trip to the local dump/ recycling facility on our last day as previous recycling was in the garden waste area. The furniture was tired and the bedrooms poorly provided regarding furnishings other than beds.

This is a great find for a group. The house has plenty of space and bedrooms. Was clean and tidy. The kitchen has everything needed to make meals.

The pool table in games room was a great touch and all the bedrooms had plenty of hanging space clean bedding and towels.
