Good location, easy automatic check-in, attention to certain details that add value to the room. Water, juice, tea on the house.
Uncomfortable bed, thin walls, too much noise over the night :(

Very close to train station and ferries. Really good location. Good communication from owner. Aircon worked well as we needed it on constantly due to the heat.
Unfortunately we struck really hot hot weather so spent way too much time in room albeit a small space. If a comfortable bed is a priority then guest room 2 is not a great option unfortunately this was the worst bed we had the entire 5 1/2 weeks and we had 4 nights.
