The villa lies in southern Umbria in a quiet area around 2 km from the small town of Sambucetole and 7 km from the medieval town of Amelia. Rome is 60 minutes away by car and Florence about 2 hours; you can reach Spoleto, Todi, Marmore waterfalls and Terni in 30 minutes and Perugia, Assisi and Orvieto in one hour. There is a beautiful 13,5 x 6,5 meter swimming pool with diving board. The property is available for holiday rentals from May 2024 and is all for your private use. There are 2 buildings on the property. The main villa (up to 9 sleeps) and a small cottage with 2 additional sleeps. The booking amounts include use of the villa and dependance (max 11 persons). The property, surrounded by woods and fields changing colour depending on the season, offers many places to relax: outdoor areas with tables, chairs, sunny lounges, as well as a beautiful winter garden on the ground floor. It's possible to eat outdoor under the large porch with barbecue and stone oven. The lawn between the main villa and the pool is equipped with table and chairs to eat outdoor (under the shadow of the trees) and enjoy the panoramic sights on the surrounding landscape. The ground floor is to be reached through a veranda with table and chairs, from where you enter a large living room with fireplace, sofas, plasma TV and Dolby stereo surround. Next the dining area and a fully equipped kitchen. At the same floor there are also a bathroom and a room with billiard. On the first floor there is a living room with fireplace and access to a terrace where you can enjoy a wonderful panorama. There is also a bedroom with double bed, en-suite bathroom and acces to a small veranda. The floor is completed by another bedroom with double bed (it is possible to add an extra an extra bed), a bedroom with 2 single bed and bathroom. On the 2nd floor there is a bedroom with 2 single beds and en-suite bathroom. The small cottage at 20 meters from the villa has one large room with double bed, kitchen and a bathroom. All the bedrooms of the villa and the depenance have air conditioning.
