Villa with private pool, air conditioning at 1km from shops and restaurants

The villa lies 20 km southern of the lovely Umbrian town of Todi, 40/50 kms from the well known cities of Spoleto/Orvieto, 110 kms northern Rome and 1km from Avigliano Umbro (shops and restaurants at 1,2-1,5km from the property). It's a detached villa with private garden and pool, the whole property is for private/exclusive use of the tenant. It features a large completely fenced garden of around 2500sqm with entrance gate. There is parking space for cars on the northern side of the building (under the shadow provided by the trees and the villa self). On the southern side of the villa there is a 10 by 5 meter pool + 1,5 meter roman stairs, depth of the pool 1,2 to 1,5 meter. The pool area is equipped with beach chairs, garden chairs and parasol. Between the villa and the pool there are trees that provide a lot of shadow areas. In front of the villa there is a large porch with table and chairs and ping pong table. At few meters from the porch and the pool there are a barbecue and outdoor oven at disposition to cook. The property is suitable fur up to 14 persons (6 bedrooms/12 sleeps + double sofa bed in the living room of the dependance). In the main villa there are 5 bedrooms for a total of 10 sleeps, all are equipped with air conditioning. The bedroom and bathroom on the ground floor is also suitable for wheelchair users. The whole ground floor is without steps. The ground floor features: large porch with tables and chairs for 10, kitchen with table for 6, dining/living room with 8 sofa seats and dining table for 10, 1 bedroom with double bed and a bathroom (with shower/toilet). On the 1st floor there are: 1 bedroom with double bed, 3 bedrooms with two single beds (the beds of two bedrooms can be joined upon request), 3 bathrooms (all with shower/toilet) and the roof terrace for relaxing and enjoing the panoramic views. The villa is equipped with all the most common household appliances (dish washer, washing machine, coffee maker, kettle, microwave, stereo / CD player, DVD player, Wi-Fi internet connection, hairdryers). The dependance lies at 8 meters of the main villa. It has a living/dining room with sofa (can be used as double sofabed), kitchen (dishwasher, fridge with freezer area, oven, induction hob, coffee machine), 1 bedroom with double bed, 1 bathroom with shower and toilet. Two supermakts and other shops, pharmacy, bars are available in the village Avigliano Umbro at 1 km (easy flat walk of 10 minutes). There is a restaurant/pizzeria (La Casareccia) at 700 meters from the property, there are three other restaurants at around 1,4 km (La Posta, Osteria da Sfascione, Pizzeria del Teatro). The speedway E-45 Perugia-Terni is 14 kms from the property. The road to the property is fully asphalted.

We have local contact with drivers if interest for transfers and chef's for cooked lunch/dinners a or a cooking class.
