How big the house was and the facilities with in it.
How close it was to the town center
The seating in the living room was very uncomfortable but do take into consideration it is a sofa bed. It was a little too low and hard for older parents.

Only 1 bathroom which was a little problematic for a larger group. Sofas were uncomfortable but overall great value.
