Definitely the location. It’s all about the location. The parking area in front is just 100 meters away. Close to everything important in Rome. The owner is friendly and always available.
We had really big problems with the aircon. Didn’t had aircon for nearly the whole stay , not the owners fault but yeah Rome 40 degree in the shadows and the room is melting. Couldn’t sleep and the kids felt terrible. Would have been appreciated if the owner somehow compensate the circumstances to be honest because you couldn’t sleep in the big room.

The location was fantastic and easy to walk to key sites
the beds and pillows were uncomfortable and the shower wasn’t great.
