The Place shows as 4 stars but i wouldnt give it 1 start. The Gardens in the location are neglected. The rooms are very simple as guest house not as it looks like in the photos which make you think you come for a n exlusive place.We gave up the room and asked for refund for atlist 1 day and we got refused. We payed 320 Euro which is very very high for such place It is the first time we give negative feedback for a place .We been travel with booking for so many years Please have a look on my photo and let me know if this place worth 320 Euro

The worst experience we have ever had

Nothing!

Disrespectful and humiliating attitude from the owners! We had to beg several times during the night for them to please “fix” the hot water. We had requested a baby bed in advance — one of the hosts simply threw us the bed, completely disassembled, saying she didn’t know how to put it together so we should manage on our own. Not to mention it came without a mattress. When we dared to complain to the owner, he responded in a threatening and aggressive manner. Of course, when we asked to cancel the remaining nights, he refused and said we were welcome to leave — but he wouldn’t refund us. They sure know how to take your money — but not much else. We’ll never go back there. A terrible “experience.”

Overall it is a nice location and good place just not as advertised and over priced.

We liked the location and although we were expecting a separate villa as listed we were given a room that was comfortable. Good bed and bathroom.

The listing suggested an entire villa but we were not given the cabin. Just one of the rooms on top of the main lodge. There was a Jacuzzi but unfortunately could not get any hot water. The description also mentions a Bar but it is not open only option was for breakfast which starts at 8m. We like to hike early so were not able to use the breakfast.

Gorgeous A-frames, perfect location in Theth. Staff was very attentive to every need, breakfast provided. I ended up extending my stay here because of how good it was!

Water wasn’t consistently hot. Staff was quick to amend it!

Looks better in the pictures

Location is pretty decent - not too far away from the end of the Valbona - Theth hiking trail (or the start of it), pretty close to the Theth church and other hikes. The place has a very good vibe and beautiful surroundings. The staff is helpful and accommodates additional requests, such as a kettle and cups for tea. There is also a dog and some cats living there that definitely lighten up the mood.

Unfortunately, the Villa lacks some sort of a wardrobe to put your things. There are problems with hot water - you continuously have to wait a minute or two before you get some warm water, and then it is all cold again. Because of that, there was no chance to use the nice bath in the Villa. Our Villa had some mold in the bathroom.

Authentic and Heartfelt stay at Theth Villaa

My experience at Theth Villa was truly heartwarming. The hosts were incredibly welcoming, making me feel right at home from the moment I arrived. Their warmth and hospitality created a very homely atmosphere. They also gave great recommendations for places to visit, which made exploring Theth even more special. It's definitely a place worth staying at — peaceful, authentic, and full of local charm.

Amazing, friendly stuff.

Beautiful small houses located in Theth. Staff took care of everything. They prepared campfire and brought us additional free fruit and rakija. The breakfast is rich and amazing. They also have a lot of kind animals to play with (cats, dogs, rabbits).

Some additional curtains and shelves could be added.

There was nothing to like about this property, there was no aircon and it was extremely hot. The facilities were not fully finished. In the toilet the sink was clogged.

Nothing at all, paid €134 per night and was not worth it.

Very special place to stay in Theth

Stunning area. The accommodation is so picturesque with the mountains behind. We loved the cosy vibe and the hot tub (even if we were to hot and had to use cold water after our sweaty hike). The cabin was almost perfect (we would have liked to have air con). Would recommend a stay here! Great location.

Water pump outside the house making quite big noise every time any of a houses uses water. Shower very temperamental, very sensitive, changes temperature itself drastically either cold or too hot.

Great stay, lovely staff

After the beautiful hike from Valbona to Theth, we stayed one night at Thethi Villas. The tiny houses were beautiful, clean and the view of the mountains was amazing. At night they made a small bonfire for us with a delicious fruit platter. The staff was very friendly and attentive. We highly recommend to stay at Thethi Villas!

התנהגות המארחת שדבר ראשון ביקשה תשלום לפני שנראה את החדר. הכינו לנו שני חדרים רחוקים אחד מהשני למרות שההזמנה הייתה ברורה שמדובר במשפחה עם ילדים. שביקשנו שני חדרים צמודים הם ביקשו שנבטל כאילו תהזמנה בבוקינג. לא ציינו לנו שבחדר אחד בכלל אין מזגן והיה לילדים מאוד קר.

Teleurstellend en oncomfortabel verblijf – niet aanbevolen

Het huisje was sterk verouderd en slecht onderhouden: vies, zonder verwarming, elektriciteit, warm water of extra dekens, waardoor we nauwelijks konden slapen. Het ontbijt was mager en onhygiënisch, met katten die over het ontbijtbuffet liepen en zelfs uit de yoghurtbak aten die voor gasten bedoeld was. Het personeel was ongeïnteresseerd en niet behulpzaam. Hoewel ik mondeling een extra nacht had besproken, heb ik dit verblijf voortijdig beëindigd na de slechte eerste nacht. Tot mijn verbazing heeft de accommodatie toch €105,62 via mijn creditcard geïncasseerd, zonder dat ik hiervoor toestemming heb gegeven. Dit was een bijzonder stressvolle en teleurstellende ervaring – ik kan deze accommodatie absoluut niet aanraden.
