It is right in the middle of an industrial estate with no amenities close by.
It’s in a great position for the Hill Dickinson stadium, but that’s about it.
We checked in and out within 10 minutes after seeing that the windows were not double glazed and you could hear the traffic going by, we realised we were not going to get any sleep . We were also worried if our car was still going to be there in the morning.

I stayed for two nights for the Everton match and was really impressed. The room and bathroom were spotless, and the bed was very comfortable. The bar only opens on match days, but it was clean and the toilets were immaculate. The staff were friendly and helpful throughout my stay. It’s very reasonably priced, and I’d definitely stay here again on match days.

The bathroom was OK.
The inside of the building looked like it was being refurbished - rubbish everywhere on the stairs and hallways.
The confirmation email contained the WiFi details - the WiFi connection did not exist. I sent the host a message through the Booking.com app - STILL NO REPLY 4 days later.
The Kettle was on the floor and didn't reach the plug socket. NO coffee or milk sachets.
The confirmation email stated that the bar is only open when Everton play at home - no mention of that on the Booking.com website.
The road noise was TERRIBLE!! It was like sleeping with the window open!

Worth about £20 if you are desperate for somewhere to lay down - not that you will sleep because of the road noise.

Location, and although no check in was needed, the staff were very helpful when we pitched up very early, identifying a carpark and looking after our bags. They went above and beyond in a really busy day for them.
More milk and sugar as only really enough for 1 drink each (and decaf please). Although spotless but felt a bit work in progress, looking like it'll be lovely when totally finished.

It was quite windy. During the night there was a lot of noise coming from the roof. Not the wind, but sounded like something was coming loose and it prevented me from sleeping well.

Our room was classed as deluxe but had no wardrobe. There was holes in the walls where something had previously been hung. The description said there were toilettries but there was only a hand wash on the sink.

The property was perfectly placed for us, we were attending a football match at the Hill Dickinson stadium which is a couple of minutes walk away. The room and hallways were nicely decorated and generally in good condition.
The windows didn’t provide much isolation from the noise from outside, the room would benefit from a deep clean and there was an empty cigarette carton in the wardrobe.

The location was average, but that's the best thing this place has going for it.
We booked a triple room because there were 3 guests. The room was set up for 2 people, 2 towels and 2 mugs. There are no staff on site to help with issues like this. After my morning shower, I had to dry myself with the bed sheet, which revealed the most revolting stains on the mattress. Had I seen them earlier, I'd have run a mile. The room stank of cigarettes, had holes in the walls, a bathroom door with no lock, a lamp that didn't work, and the blinds were useless for keeping out light. The toilet seat was broken and, quite frankly, all of the room furniture was cheap. I wouldn't stay here again. Ignore those 5 stars, it's the most fake thing I've ever seen.

Need a table and chair in the room for the tea and coffee and also a fan for the very hot days as window does not open fully.
