Occupying a large and enviable oversized corner plot, the formidable 5-bed Garden Villa sits on the banks of Clearwater Lake. With private garden and fantastic outside spaces, the villa also benefits from a sunken hot tub within the private terrace overlooking the garden and natural water feature. Offering both space and privacy, this home is one of our most popular and affords guests the perfect spot from which to relax. Pet friendly & American pool table, this lodge has something for everyone!

By making a reservation you are accepting the Lower Mill Estate`s Code of Conduct as per the Terms & Conditions on behalf of yourself and your guests.

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking.

DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property.

SPA ACCESS: All but a 90 seconds walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season.

NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system.

PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible.

HOT TUB: All of our hot tubs are maintained by a professional pool company, Messrs, MR Pools. Please do not use the hot tub after 10:30pm to retain the peaceful & respectful environment, in accordance with the Code of Conduct.

TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm.

BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking.

LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children. The garden is open to the water so additional care must be taken at all times.

PETS: we request that care is taken to prevent any additional damage caused from pets. For example, please wipe paws on entry to lodge. Please do not allow your dogs on any furniture/sofas and/or on beds.

What an unforgettable experience! From the moment we arrived, not to mention the easiest and most stress-free process we've ever encountered. Nestled within a stunning private nature reserve in the heart of the Cotswolds, this beautiful retreat is the epitome of true British beauty.The peaceful surroundings and incredible weather made for the perfect escape. A thoughtful welcome with a delicious bottle of English wine set the tone for a truly special holiday. The hot tub and pool table were perfect additions, offering fun and relaxation in equal measure.The villa is simply breathtaking and became the perfect setting for creating treasured family memories filled with love, laughter, and joy. We had a wonderful stay to celebrate my husband’s 40th Birthday, with ages from 6 weeks to 66 years! The house was perfect and Lower Mill Estate has so much to offer, even in the Winter when we visited. The communication was spot on and timely and we had all the information we could need to plan for our stay and during it. We look forward to coming back!
