It's okay but need a fresh and clean bedding.

It's close to University and food.

The stay at Gulson Estates, has been for me a unique experience, I really felt welcomed and enjoyed a comfortable, clean

The property was ideal for my purpose of staying at Coventry and the location very close to the University, where my meeting took place the next morning! The room was cozy and comfortable, very warm especially the time I visited Coventry (winter weather), clean and quiet! I had a very nice stay, felt very relaxed and enjoyed a good night sleep! I liked very much the warm welcoming by the owner and staff. He was very positive, helpful and quite flexible when I couldn’t attend the timeline for the breakfast because of my early meeting, so I had my breakfast served shortly after 11am which was after the breakfast time.

I have nothing to add here, I honestly highly recommend Gulson Estates B&B for whomever visits Coventry, either leisure or business purposes!

An overnight stay near the university with a lovely Greek meal in the evening.

The check in was easy, You check in at the restaurant with its own car park a few doors down from the property. My room was on the ground floor, it is basic Student accommodation but adequate my my needs on this trip and just across the road from the University. There was use of the shared kitchen if required with all facilities needed. The room had a double bed, Wardrobe with drawers, a desk, TV with the internet, tea/coffee making facilities. A compact shower room with shower gel, shampoo and ample towels. The room was clean and tidy and the bed was Ok. I ate at the restaurant which was very nice with a Greek menu and it was warm and welcoming, I had a lovely evening mal with a glass of wine and in the morning breakfast was provided there too. I feel this venue would be good for people visiting the University or students it was very good value for money and I would use it again. Photos to follow.

I could have done with a hairdryer, but I need to remember to pack my own in future.

Great value for money

Great value for money, very friendly staff. I had to check out early so they made me breakfast to go, which was very nice. Room was very clean and in good condition. Will stay again for sure. There is a kitchen but did not have time to check it out.

Bathroom smelled of cigarrettes (I didn't alert them until the morning after). Mattress could have been better.

The breakfast was good accommodation was adequate but didn't expect anything else as the price was so reasonable

The location was awful the streets were dirty we walked just over a mile to find somewhere we felt comfortable to eat. The neighbourhood did not seem very friendly at all.

The staff were friendly, it was clean. The bed was smaller than expected for a double room it was more like a 3/4 bed. More pillows would have been good.

Basic but comfortable. Generous breakfast included. Staff very pleasant and helpful. Exceptional value for money. Location just opposite Coventry University campus.

Some of the rooms don't have a bedside table and I don't think any have a bedside lamp. This isn't the most salubrious or upmarket area of Coventry, but over the past year, it's suited my purpose.

Fantastic budget value in good location

Location was excellent for me, great value. It was good to have the option of the cafe bar if needed.

Check out at 8 was a bit too late. Room was noisy as stairs creaked a lot.

Convenient for a touring visit of Coventry. Excellent value.

The location was great, an easy walk across Coventry University campus to get to city center. Room was adequate, towels quite nice, tea setup fine, clean.

It was dark and hard to find the keyhole when entering the room. It would have been nice to have a reading light near the bed.

Great stay and value for money.

Great self contained room. TV and internet all connected. Clean and complimented with teas and coffee making facilities.

Parking on man road wasn’t ideal especially as it is a busy road. Paid parking available at the adjoining restaurant. Wasn’t clearly explained on Booking.com This is only a minor gripe, as the stay was great overall. Ordered food at the adjoining restaurant. Great value and staff were warm and welcoming.

The manager & staff were very friendly & engaging. I felt very welcome. The quality of the food was also very good.

Unfortunately, I thought the stairs were very steep. I wished I had booked a downstairs room, but I will rectify that next time.

Uncomfortable

The staff in the cafe were amazing, so welcoming and friendly. The breakfast was cooked to perfection and my wife who is very fussy about coffee said the coffee was great. Clean and tidy. Lovely shower. Although we felt that £30 parking was a lot it was nice to have the car somewhere secure with cameras.

First impressions, there was a hole in the wall which wasn’t a good start. The pillows were very flat and we only had one each. We actually went and bought a pack of two from Argos and left them there hoping it will make someone else’s stay slightly better. The bed was so uncomfortable. There was a lump in it which I assume was a spring and it has left my wife with a very tender spot on her hip. If one of us needed the toilet during the night the door woke the other person up as it was VERY squeaky. We actually purchased some WD40 and the squeak was gone when we left. Such a simple fix. On our last morning the tv started to fall off of the wall. It obviously wasn’t attached very well as there was a big dent where it had fallen before. Two coat hangers in the wardrobe wasn’t enough. I think this place is more of a b&b for tradesmen to stay when they are working away.

Very clean. Great power in shower. Owner runs a diner a few doors away and the full english breakfast was great. Stayed an extra night and very good value. Key collection up to 11pm as diner open till then so great for late comers.

Prison cell like! Thought I was in a horrific escape room!

Location was good for what was needed. Lady at check in and then breakfast were very pleasant.

Rooms can only be described as “prison like cells “ so : one tiny window, no pictures on the walls , no light shade, no bedside cabinet. Just a very worn out uncomfortable bed, a small desk with a tv on and a filthy worn out leatherette office chair. Tiny shower room with a leaking toilet. One positive was that it did appear clean. The bed was horrific! Breakfast was ok as it was served in the attached cafe.

Warm and helpful operators with a great Greek cafe attached

Very tidy quiet self contained loft room with huge soft bath towels Great ventilation letting in a cross breeze on a warm day and evening. Generous breakfast thrown in for free. Close enough but not too close to entertainment and city centre and university. Met my needs perfectly for someone unexpectedly passing through Coventry.

Great food and staff, facilities need looking at.

The highlight of our stay was the meal on the evening we arrived. The Greek menu was a surprise and both the food and staff were great. The atmosphere sat out on a warm summer night was terrific.It was also excellent value for money.

The Outside of the terraced house we were staying in and the hallway were shabby. The room wasup two flights of steep stairs. The mattress an the bed had seen better days and the springs popped if you moved.

Toilet cistern dripped all night, TV didn’t work, someone banging on the door at 3am. Scalding hot shower with no way of turning it colder.

Basic, does its job

Breakfast was good. The room had basic amenities and is clean Check-in Check-out was hassle free also

The room was very small with a single bulb, so the lights either had to be on or off. There was barely no table space to work. The kitchen had no utensil or cutlery but i was able to get from the adjoining cafe

Disappointing and not as photos.

The staff, location and food were great. The shower was good.

The rooms were very tired with damp patch's across the celling and holes in the wall. The duvet cover was ripped in three places, one TV did not work, cups were dirty and cleanliness overall was disappointing.
