Ideally located in a beautiful building in Nice, this spacious duplex is the perfect starting point to discover Nice: old town, beaches 🏖️, Promenade des Anglais... everything is easily accessible, including from the train station on foot 🚆.

The accommodation
✨ Completely renovated in 2021, the accommodations are bright, air-conditioned and designed to accommodate families and travellers in search of comfort.
On the first level:
* A large living room of 45 m² with open kitchen and cathedral ✨ ceiling
* Living room with corner sofa and office space
* Convivial dining area
* Video projector with home cinema sound and access to Netflix, Disney+ and Amazon Prime 📽️ (no classic TV)
* Separate toilet with washbasin
* Master suite with Queen size bed (160x200), desk, dressing room and walk-in shower room with double sink + laundry room
On the second level:
* Two bedrooms with double beds 140x190 cm and desk
* A bathroom with large shower, sink and toilet 🚿
🌬️ High-end air conditioning and thermal comfort
The apartment is fully air-conditioned (kitchen, living room, dining room and the 3 bedrooms). It is equipped with a Mitsubishi ducted air conditioning system with Airzone technology.
This system is very efficient and intelligent: it allows you to adjust the temperature room by room according to your needs. The air conditioning cannot be lowered below 23°C in summer, which is still more than enough thanks to the performance of the equipment. You can adjust the temperatures for each space to optimize your comfort day and night.
👶 Facilities for families
On prior request, we provide:
* A baby cot (60 x 120 cm) with an extra small mattress
* Fitted sheet provided (without pillow or duvet)
* Chair booster seat (up to 3 years)
Please let us know in advance so that we can prepare this equipment.

🛏️ Linen
We provide linen: sheets, towels, bath mats and kitchen towels.
In summer, we do not provide duvets because sleeping with a simple sheet is sufficient in the Nice climate. Comfort is ensured thanks to the air conditioning (recommended setting between 24 and 26°C at night).
Each bed is equipped with 2 pillows. In winter: large duvet for 2 people. In summer: large sheet for 2 people. All linen is made of cotton.

This is our main residence: some personal belongings are present in some furniture, but space will be left for your belongings.

This property had everything we were looking for. The host was lovely and even had a little welcoming package for us. We were there at the hottest time of the year and the air was wonderful. The apartment was clean and well stocked. The only way I could make this apartment better would be to put it on the first floor at the beach! The booklet was thorough and the recommendations for food were spot on. Two thumbs up, way up!
