Cosy, spotlessly clean home. Good shower and large towels which we loved. Two double beds which would have been comfortable but for the heat. There was a fan in each bedroom but just blowing hot air around. Not a fault of the host, just the weather impacting our stay. Great location. Short walk into town and to the best Chinese restaurant just down the road. Parking on site. Some noise from the neighbours coming back drunk in the early hours but you find that everywhere. We enjoyed our stay

We had a great stay here. The property is in an excellent location, close to everything King’s Lynn has to offer, and it worked perfectly as a comfortable home‑from‑home for the two of us. We mainly used it as a base to sleep, but the kitchen was well equipped with an oven, microwave and fridge‑freezer, so cooking would have been easy if we’d wanted to. For longer stays, the added bonus of a washing machine is really handy. Overall, a convenient, well‑set‑up place that suited our needs very well.
Not a fault of the property owners, but during our stay, a van was parked very close to the main gate entrance, which could make access difficult for anyone with a disability.

This was our second stay at the property as we loved it so much the first time around.
Hosts Samantha and Paula are excellent - nothing is too much trouble for them and they are always super-fast in replying to questions.
It really is like "Home from Home" with everything you need for the perfect stay.
It is amazing how quiet the location is, despite being in town and you are so close to everything.
We love it so much that we have just now booked again for 2027 - need we say more!! 10/10
Everything was perfect. If only other properties held themselves to the same high standards.

The contact with Samantha and Paula was very good, and the instructions just right.
The house is well designed, well decorated and suited the two of us perfectly.
We did not cook, but the table was laid when we arrived, which was a nice welcoming touch.
The bathroom is small, but the water was lovely and hot.
The parking spot immediately outside the courtyard door is very useful. We struggled a little with the parking bollard key, but got it to drop down eventually.
Not a problem, but the outdoor light needs fixing.
Otherwise everything suited us very well.
