It was essentially a nice place which in many ways had been nicely set up.
Unpleasant messages from owner for review! Read others, his response not true! Visit for funeral not to arrange hls cleaning. Not guests responsibility !Owner lives overseas. Promised code to check had to REMIND owner. Keys dirty, broken keyring could have been easily lost. It was freezing with overly sensitive controller, bills being kept low a priority. 1st night wore coats inside. Kitchen a disgrace. Many items were too dirty to use to the extent that we couldn't. 1st night we brought ingredients to make tuna pasta but couldn't as tin opener warped and broken. 2nd night had things to oven cook, trays were covered in grease and food traces, had to buy oven trays. Main oven didn't work small did. Extractor useless but smoke alarm despite being in the thick of it didn't go off when it should have. If we had needed fire blanket it was as so hidden, high on wall above corner of counters behind cabinet. Lurch wouldn't be able to easily reach it. Cups had not even been washed. They had rings around and in bottom, it came away with a quick wipe so not stained. The draining board was covered in scum. The sofa was decorated with worn grubby blankets, low and sunken. Bad for older guests or anyone, with mobility challenges. Needs extra chair as 4 person property. Xmas tree nice touch but lights stopped working. Bathroom dirty sink which whilst pretty is more appropriate for hand washing in a fancy restaurant than brushing your teeth. The shower is accessed by squeezing past toilet, inaccessible for most including myself. You can't put mat on floor properly to get out as toilet in way, mat being kept on top of toilet is disgusting. Beds covered in hairs, daughter had to use her blanket to sleep on. Damp in bedrooms covered by plant. TV remote not working. Your cleaners/management need to follow checklist, guests shouldn't have to buy cups, glasses, trays etc. Not cleaned the dirty kitchen items, we didn't use THEM!

The place is well appointed and in a good position.
We particularly liked the outdoor barbecue area.
Badly maintained! Main oven did not work at all ( previous clients had advised of this!) see pic of main oven below! Enough said. No soap or anti bacterial in the toilet dispensers “toiletries supplied” , plenty of shampoo and conditioner but we did not need those. Tiny smidge of washing up liquid. Lights in outside area need bulbs replacing. Torch batteries had expired. TV remote needs replacing. Bed frames need to be tightened up.
There are not a pair of glass wineglasses - we have never had to use plastic glasses for our wine before in ANY let , even on boats!
The bathroom is extremely cramped and one cannot use the wash basin properly , see pic below.
BUT the very worse thing was the instructions are only sent on the day of the let and give the incorrect car park name so we got a ticket the first day! Would only have been £3.50 a day to park and got fined £35! As the owner lives abroad the info on ‘best pub’ is woefully out of date as the recommended White Hart has obviously changed hands sports screens everywhere , not much seating, awful regulars competition belching and swearing loudly.

Beds not made when we arrived. Place dirty. Been like that for MONTHS.
No one cared. Contacted owners by phone and email - they did t ever respond never mind try and sort out the situation. Waited over two hours to get access. Had to call Booking.com in Hong Kong. Then had to find a hotel at 7pm. Absolutely awful experience. Owner denied that the property had not been cleaned since last let - well check out these photos of the place upon arrival and make your own judgement call - owner refused to refund me - booking.com to their credit did however as they could clearly see the sate of the property from the pictures supplied.

The hosts didn’t answer any questions beforehand and sent one message at 02:45 am on the day of arrival to say it would cost me another £25 to check in 2 hours early.

Beautiful little cottage in great location, walking distance to all shops, restaurants and the Walks. Perfect location for sightseeing. Lovely courtyard. Landlords were very helpful and quickly responsive
Property was well kept and in general clean but we found a lot of long black hair on the bedding and sofa which made us question how well it was cleaned before our arrival. Pillow cover was dirty, but thankfully there were enough pillows that we didn’t have to use it and sofa was badly stained so we had to turn the main cushions over

Centrally located in a lane off Kings Street. Parking was in a council car park around the corner. The parking cost was covered by the hosts with a confirmation being sent via Booking.com.
The property was easily found and did not disappoint. It is well presented and comfortable. An open plan kitchen/lounge, 2 bedrooms and bathroom (shower only). The pictures on booking.com represent the property well. There is an outside area but we didn't have time to use it. Communication from the hosts was good and there was a file of useful information in the property. We did a walking tour of Kings Lynn following the recommendations within the file which was really helpful.

The inside of the cottage was lovely & well equipped for our needs, great furnishings, kitchen, decoration..etc
The under-sink bin was full from the previous guests & the outside courtyard/kitchen was very unkept/dirty with a broken chair, mouldy cushion covers, dirty BBQ… such a shock when inside was so well cared for!!

No attention given to the outside space - fag bucket not emptied, broken chair and outdoor furniture cushions dirty. Shame as the weather was great and we’d have liked to spend time there.

Decor was perfect and tasteful. Location was fantastic once unloaded. It has a real homely feeling and the court yard garden with the undercover area was divine. Our dog loved his welcome pack.
Parking 5 minute walk, when unloading that's long. The beds were a little too soft for us, but that's preference. Location right on the road makes opening the front room windows a definite no. The bulkhead under the wash hand basin was a little dangerous for us and we kept stubbing our toes....

The location was ideal, quiet and easy to find. There was a free parking place too, only a few minutes away. This was useful for my aunty who cannot walk too far. There was an area at the rear of the property to sit and even had an outdoor kitchen with a bbq and sink. The property was nicely decorated with comfortable beds and sofa. My aunty loved the duvet so much she's ordered one for herself!

We loved that they thought of everything, from the lovely garden to the yummy treats my dog enjoyed! It was my partner’s birthday and they went the extra mile to decorate the cottage to help us celebrate. We even had the chance to celebrate our engagement : )

Walked in to the cottage on a very cold afternoon in January and after a longer than expected journey due to recent flooding we were welcomed with a tidy, cosy and warm home-from-home (the heating had been left on ready which was very much appreciated!)
Location was brilliant - right around the corner from the centre but in a nice area of town near to ornate buildings which now house various Solicitor firms.
Parking space in an enclosed and private car park nearby was convenient and we didn't worry about the car being left there at night.
You will find that lots of little things that can often go under-provided: plenty of towels, toilet roll, shampoo, conditioner, blankets, tea bags etc, and the wi-fi signal was strong.
We very rarely cook anything ourselves when we go away, but we did so twice here as the open plan living/kitchen and relaxing lighting made for pleasant evenings in.
** Just be aware that the little lane the cottage is on has a fair few people going up and down at times due to an old social club situated next to the Dock. You cannot hear noise coming from the social club itself, just the echo of people occasionally passing by.
This kind of felt authentic though, as you can feel the workings and history of the cottage and the surrounding streets.

Given the wrong key box code and had to stand outside the cottage for 25 mins trying to contact the owners. They didn't answer the phone or respond to text or email. Eventually had to sign in to booking.com to contact them. No welcome or supplies (other than a few tea bags, coffee and sugar) in the cottage - not even a pint of milk in the fridge. The smaller of the two ovens very dirty. Sent a message to the owners to inform them and received no response.

It was a very convenient location and somewhat decent apartment.
First, the owners were two hours late providing the code to the key box so we could access the apartment. They seemed very unconcerned until we contacted booking.com support who in turn contacted them. There could have been better attention paid to details. For example, the hand soap dispenser was empty as was the laundry detergent. The hand soap should be a given and if you’re providing a washing machine then it would be courteous to provide travelers with some clothes detergent. We ended up buying some and left it so for the next occupants this won’t be an issue. However, it’s not due to the care of the owners. The apartment also has a pervading musty smell. The outdoor space seemed nice but needs some attention to make it actually usable. The bathroom is quite cramped and the sink is over top the stairs ceiling which sticks out and you can’t avoid kicking it. The top of the stairs and the step up into each bedroom is also a concern when going from one bedroom to the other. We could see someone falling if not paying attention. The facilities also list a clothes drying rack but it was no where to be found.

the location
when we arrived the property hadn’t been cleaned from the last people. spoke to Ben who arranged cleaners to go immediately but when we went back to the property 2hrs later, there was still someone else’s food in the fridge and cupboards, the property still smelt like wet towels upstairs and in my opinion hadn’t been cleaned to as good as standard as it should have been. the floor for instance was very dirty, my baby crawled across it and was filthy instantly. also the drain in the courtyard from the kitchen was blocked and had been for a few weeks so every time you ran the sink it flooded. I did message Ben about this but no reply was received.

A fantastic little cottage, centrally located and comfortable. Lovely little courtyard which I imagine would be great in the summer. Well laid out and tastefully decorated. Some nice places to eat a 5 minute walk away and appreciated the allocated parking spot.
It would be good to provide some non-metal cooking bits - a wooden or plastic spoon/spatula (they have plenty of metal ones) and perhaps a microwavable bowl with a cover. Other than that the kitchen is well stocked.

This cottage is lovely and located perfectly for anyone wanting to visit kings Lynn. it’s been beautifully decorated and was prefect for our family weekend away.
Small downside was the poor wifi connection that seemed to keep dropping out.
