The accomodation is not far from the centre - two stops by tram. The tram stop is not far, easy to get to the airport. Clear instructions, easy to get in.

Very hard bed, not comfortable to sleep on. Room too small. I spent there only one night, so it didn't matter much, but it would be a problem for a longer stay.

The location was excellent. Our room was clean and comfortable, and the bathroom was satisfactory. The staff were very friendly, approachable, and helpful. The hotel is conveniently located—just about a 15-minute walk from the Old Town and around 10 minutes from the train station.
The noise from the passing trains was extremely loud, as the old windows didn’t block the sound at all. There was also a strange, unpleasant noise coming from the toilet, and the toilet paper was of very poor quality.

It was very clean and had a beautiful terrace with a great view of the city. Since we stayed in a room on the opposite side of the train station, we didn’t hear any train noise at all. The staff were also very attentive. Thank you.

We spent the last three days of our 10 day trip relaxing and this hidden away gem was just how we wanted to spend our ending vacation. The staff was super helpful giving us directions and the coffee was insanely good and freeze! There was also tea and the terrace had a wide view of Florence's beauty ...we wish you lots of good luck.

I think it is very important to understand the concept of B&B accommodations. I think it's my fault that I didn't check what B&B means. However, the host was helpful and tried to deal with my mistrust (e.g. regarding the city tax).
Now that we've spent a week here with the family, I'm no longer distrustful.
What I liked was the practicality and pragmatism. The accommodation was clean and the bathroom was nice (although it would have been nice to have some hangers for the towels). The room is for four persons rather tight, but there is a communal area where you could read or use your phone. It has a wonderful terrace where you can enjoy the sunset and the view in the evening.
Pretty good coffee is available all day long and cold water too.
The instructions how to enter the room and the building are clear and understandable.
Wifi works fine.
There are in the room air conditioner (working and not stinky) and fridge.
Location was good for us, because it is outside the ZTL and there is a parking garage in the near. We chose to pay for the parking (costs 20 euro a day but it seemed a safe place). The name of the parking garage is Parcheggio Stazione Fortezza Fiera; it is in the near but due to the traffic rules you have to drive a lot (but you can easily walk back to the accommodation.
We went to the city every day by foot and it was about 30-40 minutes - depending our goal or the chosen road.
At the beginning I did not like the accommodation, but after some days I learnt to like it :-)
It is not easy to get used to Italian breakfast, and it was even harder to get used to the B&B style, but I think the host did his best. However, we got only pre-packed sweet breads (we had Nutella and jam too) and it was so sweet that I ate only a little (and I didn't even want to eat later at all, just a late lunch at the most). But other members of the family found the breakfast ok.
From the room, the view overlooked the tracks, which may not be to everyone's liking. It was fine for us because we were going home to sleep. The trains were sometimes loud, but if you closed the balcony door it made the room quite quiet. There was a fridge, but it was a bit noisy.
At the beginning, the communication was a little difficult: after arriving (parking in a side street in the second row) I was looking for a hotel and I had to realize that this accommodation is a bigger flat in bigger building. And then I wanted to call the host, however he had sent all the information by then (but only just an hour or two before, and I was driving continuously so I could not check the messages - and I thought there was a ho(s)tel.
But the information in the messages were clear and then we could move into the building and then into the room.
You have to understand that this is bigger flat in a building where there are only the guests (not the host). Once you are aware of this and you expect nothing more, you can really enjoy this accommodation.

We chose the apartment because of the location and the Parking mentioned as + for the booking/in Booking/, but the parking was paid (20 euro per day), unattended and about 300 m away. Yet it was OK, but the additional price and the walking with bags was a little bit unexpected. For room number 3 only there is no bathroom and WC IN the room but they were in the corridor, which was uncomfortable, compared to the others, although the facilities were very clean and nice, we still had to cross neighbors with our towels on ;) I hope we shocked none of the other guests 😁 The bed was a little bit squeaky...

The door to the bathroom got stuck. The shower door was broken so water got everywhere. Smelled like mold in bathroom. Very hard bed. We didn't even greet the owners because they were never there. At around 9 o'clock in the morning someone just opened the door and stepped in, said "excuse me" and left?? Very noisey! Our room was next to the train station and there was absolutely no noise cancellation and there was a lot of sound from the hallway and lobby as well. When we checked out no one was there, so we called the owners and they just said "10:30", when it says 10:00-10:30 on the website. We and 5 more people waited for them but no one showed up and at last they wrote "leave tax fee in room with keys". The elevator didn't work from both 6th and 5th floor, but it worked to ride up there. Didn't even eat the breakfast served because it looked unfresh.

The location of the apartment is quite convenient as it is close to the Firenze Santa Maria Novella train station. You can walk for 7-10 mins or even take the tram from the station to directly reach the apartment. The instructions for self-check-in were also clear and easy. For breakfast, they provided lots of croissants and breads for everyone and also had a coffee machine where you could get instant coffee as you like.
1. We took the four-person quadruple room, which had a terrible wifi connection. Inside the room, we did not get any wifi connection. We needed to come out into the lobby to connect to wifi, which was a major problem.
2. As it is really close to the train station it can be really noisy at night or at the morning.
3. We had to deal with many mosquitoes, which was a real problem. So, it is best to carry some mosquito repellent with you.

We knew this would be a basic B&B but even the basics weren't good. The room smelled really bad, especially the bathroom. Even with the balcony door open, the smell wouldn't go away. The whole vibe of the room didn't feel fresh (although it had been cleaned right before we entered the room). Also there were a lot of dead mosquitoes squashed on the walls, that had not been removed/cleaned.
The bathroom door jammed, the tiny closet doors underneath the sink didn't close. So each time when opening the door, it made a lot of noise, the door scraping the floor and then banging into the closet doors.
There was one hook in the bathroom that immediately came off the wall when we hung our towel. There weren't any other places to dry our towels, so we had to use the closet doors to hang our towels. (There was a drying rack placed the next day - so that was one good thing).
There also wasn't much space to put our things. One small table, but it was already half occupied by a basket with prepackaged breakfast.
The breakfast itself was - next to the basket in our room - really bad. All prepackaged breads, plastic cutlery, paper cups and paper plates. There was some muesli, but no yoghurt and no bowls to eat it with/in. It looked like everything had been lying there for a while.
The bed was not comfortable and the pillows were hard and bumpy. The bedframe was loose.
The bathroom was tiny and musty and you could not enter/leave the shower without hitting the toilet. Also one shower door was broken, and replaced with a curtain. The shower head itself was broken as most water came from the sides (instead of the holes in the shower head).
But the thing that made us leave after one night (we booked for 3 nights), was the fact that we didn't feel safe. There was no staff around most of the time. The general keys to the B&B were easily obtainable as the key box outside was just open. The key/lock of our room was really basic.

Amazing view of the Duomo from the balcony. Close to city centre and train central station. The room was very clean. Breakfast served in basket made it convenient when we woke up early. Coffee machine available all day was also a plus.
Breakfast consists only of packets with sweet options like croissants. The room was noisy because the wall was next to the water pump, so each time someone was taking a shower, the water pump was noisy and disturbing.

The location is excellent, walked with our bags to and from the train station with no problem. Elevator to the 6th floor is convenient. The train tracks are right next to the property, which may be a problem for some, but the noise didn't bother us much, and added to a lovely view of the florence landscape. See the famous S Maria del Fiore right from the balcony. We stayed 4 nights in the autumn, but I imagine in the summer it would be even better.
The staff were kind and patient with us, and allowed us to change rooms at no extra cost when our room became unavailable.
Wifi was out for a couple days but the hosts worked diligently to get it back online. The included breakfast table was nice, but the cappuccino machine was not the best if you just like straight black coffee. One of the rooms we stayed in was a little bit cold but livable. The plumbing is fairly noisy, and you can hear pumps when you turn the water on.
