Spacious, quiet, comfortable and 100% cotton sheets. Nice interiors and high ceilings. Nice furnishings and lighting

This B&B is located along the waterline of Venice is extremely well-located especially if you are in town for the Biennale (Arsenale and Giardino) or if you are around for a Venice football match. The outside looks like an apartment, but once you get to the "b&b" floor, there are hotel rooms as expected. Housekeeping is kept to a limit during the day, but check in is flexible. I also loved the homey feeling and that pets stay for free.
I liked everything! If I had to choose one thing it would just be make sure you choose a room with a view of the water.

The location was perfect, especially if you’re visiting Venice for the Biennale. The room was spotless and very cozy — everything felt well taken care of. The value for money was excellent, and Giovanni was incredibly friendly and helpful throughout our stay.

Friendly staff and great coffee, beautiful reception / breakfast area.
Hard to find, not enough space to sit on toilet properly, flickering light in bathroom, room very hot - air con not working, no one available at checkout to pay city tax to.
