All is good. But room construction should be improved. Such as, window is not open or close proper way and washroom has no locker and hard to open the door.
Otherwise everything was good.

It must be Hotel.com gets the worst rooms in the hotel. The room was tiny and with no space for clothes, bags etc. it was a hazard You must review these places and not rely on feedback. The other rooms may have been acceptable but obviously through 'Hotels.com.' we get the rubbish.

Clean room hygienic toiletries and presentation of the room with tea coffee and kettle.

Very helpful Staff who kindly let me check in over an hour early.

Brilliant budget friendly stay. They was no breakfast service but we knew that before we came, and it didn't bother us. Tram stop not far. The only thing is that they did have free wi-fi but the signal was not that good.
Very clean

Avoid Adelphi
Hotel and Adelphi shouldn't be used in the same sentence.
Scruffy does not fully encompasses how Adelphi looks. Holes in linneds, drain not working, floorboards loose, beds being old and worn out.
Showers not cleaned, no bedside light. Being placed.beside the exiit door in what looked the former dining room meant you knew when people went amd came. Our friends could hear us moving about and we could clearly hear others.. Double rooms not being equipped with 120cm size bed.

We like older historic places but for $203, the rooms were tiny with part of bed against wall so head would hit wall while sleeping. No wash clothes, no working coffee pot, view of air conditioner and other hotel mechanics out window. Basement rooms maybe shouldn’t be rooms and for sure not for $200. All places stayed this was the least for the most amount of money.

Room was quite small and in need of some TLC.

Well below average, very run down and scruffy very basic.

The person who checked me in was rather rude. Never saw him again though and everything else was fine.

The location was great - across the street from a park, and only a short walk to the tram.

I really enjoyed this hotel, it felt characterful and it was perfect for myself as a solo traveller for the one night. I enjoyed the view from my room window over the park. No issues whatsoever.

We arrived early as in 20 minutes the owner was informative, the bedroom clearly a family room, tea and coffee provided, hairdryer provided sign saying be quiet between 11pm and 8am but you could hear people in other rooms specially when using bathroom the carpet threadbare but for the price it was ok, cuttelry would have been useful as well as plates, shower mat for safety also a good idea

The Adelphi is a clean, low budget stay, and the low cost made the trip to Edinburgh possible. It’s an easy bus ride into downtown, but the long walk along the river into town was lovely and easily navigated, too.

Shower drain did not work in our room. Could not finish showing before the water started overflowing to the floor. Heater didn’t work when temperature dropped below acceptable room temperature.

I think a couple more goods would have been applicable like ironing and the kettle was burnt out

Little did we know when we planned our stay that we would hit a bank holiday this weekend in Edinburgh. Possibly because of this, reasonably affordable rooms in the city center could not be found at all. A room at this hotel was still the most affordable. Previous reviews were often quite negative. Still, we opted for it for the cost. The carpet on the stairs was indeed quite worn and full of holes. The room was very basic, bed quite narrow for 2, bedding and towels were good. Bathroom OK. Did have to wait a long time on the 3rd floor for hot water.
Previously we stayed in Liverpool and in Glasgow at the Adagio both with small kitchen. Everything perfectly fine. Price 120 - 140 pounds less. Compared with that you get here very little for quite a lot of money.

Property was very helpful with parking and eating establishments as we arrived after most eateries had closed. Good price for a large room with multiple beds, love seat, private bath, and loveseat. Minutes from downtown area across from a park. Be aware Hotels.com advertising as free parking and this is not true! Property owner has requested correction many times but sure will not update listing. Just ask where to park when making a booking.

Very decent room for the price. Upgraded us to a larger suite also. Comfortable bed. Only downside was the sklight blind did not work and there was a slight blocked drain smell.

The hotel is basic but the rooms and washrooms are very clean and tidy we had a view of leith gardens it’s the second time I’ve stayed there as I come to Edinburgh regularly for northern soul events

A poky little room , very small
Very noisy hotel
4.0 / 10.0
The room was cosy and clean and had all the things I needed for a brief stay; hairdryer, towels, en suite, a kettle for tea and coffee, a tv.
The hotelmanager and chambermaid were friendly too.
Only one thing, there was this lingering smell of sewage in the room, which I didn't report.

Staff was friendly. Room was basically a closet. Definitely not as advertised.

Locationwise totally ok.
They had construction on the site, which we did not know and were not informed while we checked in.
It was super loud and the the dirt /dark sand and stones) came through the air filter from the shower.
After reporting, no one came to check, we were given a dirty small handbroom and no dustpan, because it was broken. Not cool.

Thanks for the help to keep our luggage before 3pm check-in & also with calling a taxi upon departure. Much appreciated. Anyway, we accidentally left behind 2 new luggage protectors under the bed due to the dim conditions under the bed extra space for luggage. Please keep them for your own good use. Don’t get them wasted. Thanks again, management & service crew (housekeeper & male receptionist - both are friendly & helpful). We would go back again 1 day if the rate is still justifiable in the future.

The room I stayed in was right next to the stairs and the walls were either thin or the door didn't provide enough sound proofing. Either way, I was constantly woken up by people going down or up the stairs, even past quiet hours. I understand they can only do so much with what they have, but truly the first floor could be redone entirely and only have units on the second or third floor. The bathroom shower didn't drain and the doors barely closed, the floors on the first floor dipped so it felt like I was constantly on a slope...it was a poor experience all around. I hope they can make improvements soon!

Love this hotel, the owner is a lovely helpful guy and very welcoming..
We stayed in the family room which was fantastic and spacious..
The only down side to this hotel (which is nothing at all to do with the hotel) is Edinburgh council have introduced parking restrictions and charges in most streets which are around £3.10 per hour in the designated bays, it is not clear and evident on how or where to pay for these charges, they run Monday to Friday 8:30am to 5:30pm .The hotel used to be able to offer free parking.
If you need a hotel that is easy to find, great for the surrounding area of Leith , comfortable clean rooms, has good transport links (bus/team) into Edinburgh city centre in twelve minutes, the bus stop is right outside the hotel and the team stop is about a 3 minute walk away.. Then this is the place for you.. Were
We will definitely be booking again when we are next up in Edinburgh

It’s a budget hotel. The room was clean. You get what you pay for pretty much.

Room was small over looking a scrap metal yard, also the room is so small one side of the bed was pushed up against the wall. There IS NO FREE PARKING, as it states on Hotels.com. you have to pay for parking at 6 hours a time, Monday to friday, then at the weekend it is free. We wasnt allowed in the building until 3pm, there is no breakfast, the carpet on the stairs is wearing away. Not happy with this hotel,

This isn’t the Ritz, the whole city was sold out so we started at the Adelphi and we’re pleasantly surprised. It’s tired and old but the rooms were refreshingly very clean and everything worked fine. Staff were helpful and allowed a bag drop prior to check in. A every simple stay. Nothing negative to say at all and I’d stay again if the whole city was sold out again

We were there for 5 days. Good and bad points, first on arrival there was no parking (advertised as free), when we found parking it was expensive. The location is fine, nearto buses and trams. I wouldn't classify this as a Hotel, more serviced rooms with very limited facilities - i.e no drawers anywhere to put clothes and very limited hanging space, no fridge etc, 2 of us shared the one chair between us. No breakfasts were available and there is no bar or communal area. The shower was excellent, but our view looked over a builders yard whereas the front rooms of the hotel overlooked the park. Budget hotel ? yes if your budget can afford it but I thought quite expensive for what you get -(I stayed in hotels 30 or so times a year before lockdown) We went out everyday so we didnt use the room much - its ideal for a short stay if you are not too fussy but i wouldn't recommend any longer
