- Please be aware that seaweed is a natural phenomenon that hits Quintana Roo beaches, especially during the summer months (Apr-Oct). While the local team at Xaman Ha and the municipality make every effort to clean up the seaweed, it can still impact beach conditions and your ability to enjoy the ocean. As it decomposes, it may also produce strong odors. Please make yourself aware of the current state of the seaweed, as we cannot offer refunds for any issues related to seaweed.
- Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,000. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.
- We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.
-The beach condition changes every day, weather and hurricanes tend to affect how wide the sand area is in our photos- sometimes the water reaches up to the deck.
-Please note that you will need to check in at the Xaman Ha front desk to get bracelets to use the pool and common areas.

This condo is a great place to stay in Playa. Very clean, beachfront, great little swim up bar! Staff was friendly and hard-working. Be aware that this condo has no oven and there are no grills on site, so if you cook your options are limited to the stove top and microwave. We were there in January so the beach was pristine! Be sure to check the sargrass situation because this beach becomes unswimmable in the warmer months. But the condo and the management company were top notch!

The condo was a great spot for our family vacation. Easily walkable to shops and restaurants and the space suited our family of five well. Loved the proximity to the pool and beach. Staff and other guests were very friendly and welcoming.

Clean, well equipped, and comfortable. We have stayed at Xaman Ha before in other condos, so knew what to expect from the overall property. Unfortunate that the pool bar was not open due to COVID 19.The only "complaint" I have on this unit is the door key. There is only one. It was suggested that it be left in the outdoor lockbox when there are several in a group using the same condo, but this does not really work since to lock the door from the inside, you need the KEY! This is a double cylinder deadbolt. If some of the party are elsewhere and some are in the condo, say taking a nap, you can't lock the door or the others will not be able to get in since the key cannot be left in the lockbox when door is locked from the inside.Other than the key issue, we would have no problems staying at this unit again. The ground floor access is a real plus since there are no elevators.
