Modern thinking and very good use of the small space

Quaint and well looked after accommodation. The proprieter provided good information for accessing the property and to the rooms, cupboards etc which were all locked. I was only there for 14 Hours, so not able to enjoy much of what was provided. The bathroom was very good, except for it's location.

Two main issues: I didn't like the location, which was difficult to reach due to parking on both sides of the road on the approach. I didn't feel safe in the evening, when there were many people hanging around the estate, dressed mainly in black. The other issue, which is important if you regularly need to use the toilet during the night, is the toilet was downstairs and through the kitchen. The route is risky due to the steepness of the stairs and the fact that I'm not fully awake. Thankfully I didn't have an accident.

Peaceful, Well-Equipped Stay with Thoughtful Touches

Excellent value for money—clean, comfortable, and well-equipped. The house only has two rooms, and I was lucky enough to have it all to myself this time, which made for a really peaceful stay. On previous visits, I shared with one other guest, which was still perfectly fine. It truly feels like a home away from home, with the added bonus of parking (though a bit snug), a fully fitted kitchen for cooking, and a cosy lounge with a TV, sofa, and dining area. I wouldn’t stay anywhere else. I also appreciate that on a past visit I mentioned the blinds let in too much light, and this time blackout blinds had been installed—great to see the host taking feedback on board and going the extra mile

Just a couple of things to note for clarity: the stairs are quite steep and narrow, so anyone with mobility issues should be cautious—though handrails are fitted and I had no trouble myself. The bathroom is downstairs through the kitchen, so if you're sharing with someone else, you’ll need to walk through the lounge and kitchen to get there. Not an issue at all, just something to be aware of.

Shame about the shower

Very good location. Staff very helpful, accommodating and informative. Facilities excellent

Very disappointed with the cleanliness of the shower! First impressions aside...it wasn't cleaned properly once throughout my stay! I had to ask three times for it to be cleaned, and even then, it wasn't done thoroughly. Shame...ruins the whole experience! I won't be going back.

Owner very prompt with all instructions and queries plus property very well laid out and set up for guests.

Relaxing, Well-Equipped Stay with a Thoughtful Host

Lee was a fantastic host—friendly, approachable, and always happy to help. He went above and beyond to make sure everything I needed was sorted quickly. The place itself felt like a true home away from home, with everything you could possibly need: laundry facilities, a fully equipped kitchen, a bath and shower—all ready to use and well maintained. I really appreciated the peaceful setup, with just one other person staying. It felt much more relaxed and comfortable than being in a busy house. The free Netflix was a great bonus too. Overall, I loved how everything was available and easy, making the stay feel effortless and enjoyable.

The only downside for me was the blinds—not being blackout, they let in a lot of light. With the long summer days and early starts for work, it made it a bit difficult to get a good night's sleep. That’s really the only thing I didn’t like.

Perfect place to stay for our work trip to Ipswich

Excellent communication, Lee was helpful, proactive, and informative, and able to accomodate our slightly earlier check-in request. House was close to the station, with a great local shop around the corner. Rooms were comfortable, warm, and clean. Everything was provided and well labelled, really easy check in and out, nothing left unsaid. The kitchen was fully equipt to make meals, there is a great big bath and good shower.

Could hear neighbours through the walls sometimes though this wasn't a problem for us, and the area was in general very quiet at night. A few of the utensils and crocery weren't clean, but Lee took the feedback really well and again this wasn't a problem for us.

I don't even think anymore when I'm staying in Suffolk for work, Ipswich Digs is the one.

Everything you need in work digs, plenty of kitchen gear to cook and save cash on eating out, nice private rooms to settle into and watch Netflix etc. Easy to get out for a run into town/along the docks. Offy and some take outs just outside. Ideal.

Not my favourite neighbourhood, but that's not why I'm staying there so not a problem

The place was very clean and tidy. Bed was comfy. To be honest I can't find a bad thing to say about my stay. Kitchen, bathroom, and lounge are second to none. Would recommend this place to anyone. If im in Ipswich again,,this will be the first place i try and book

Peace and tranquility in Victorian Terrace.

The peace and cleanliness was perfect. I was a bit unsure at first but soon settled and relaxed, I had never stayed in such unique accommodation, but it really works. Perfect for purpose.

The area isn't so great but you don't notice that when you are inside the property.

It was a very comfortable stay. The house is professionally equipped with everything you might need - I didn't even use half of the amenities during my short stay. The host was easy to reach and ready to help. The property is in the walking distance from the historical center.

Just a minor thing: maybe it is worth adding automatic lights inside, so it would be easier to walk at night.

Loved the bath, everything was functional and spotless, well organised..I slept like a baby!

Black colour couches are not my favourites. The stairs were a bit tight, though the handlebars helped.

All good, Lee has thought of everything for a comfy stay; information on site for all utilities excellent. Lee is always at hand for any help required. Lee kindly allowed an earlier check in due to circumstances and this was brilliant - thanks Lee 👍 Free parking outside or very close by.

Great location for the purpose of my trip ( football match at Ipswich Town ) .

Straight forward self check in , three rooms all allocated a secure cupboard and fridge with complimentary tea and coffee . Location was great for me as I wanted walking distance into town . Nice kitchen for self catering.

Just the tv , I couldn’t work it , but there is a straightforward one in the shared lounge.

Exceptional digs at an incredible price, highly recommended.

This is by far the best place you could stay in Ipswich. Very, very well organised, very clean and packed with everything you need and more during your stay. Very quiet location too with ample parking even for my huge Toureg. Lee was incredibly helpful, always ready to answer questions and passed on easy to follow instructions for the property. I would recommend this to anyone that wants a modern, fresh and quiet place to stay. Most excellent.

Value for money , nice and clean accommodation .

Room , kitchen , living room , bathroom , all spotless clean . Bed comfortable , wardrobe spacious , Netflix in the room was nice addition . Lee clear with instructions , check in was easy and simple . I loved the place , sad that I can't use it again . Reason is that I have replacement knee and stairs to bedroom was a challenge for me , also I use toilet at night once or twice , again problem with a knee to go up and down . Second problem for me I mostly have large heavy suitcase with me ( up to 23 kg ) , and its impossible to take suitcase to bed room using steep stairs .Small tip , would be good to place a sticker on bedroom door to warn guests that t.v. is low on the wall next to door. I wheeled suitcase in and almost bumped in tv with it . Its easy 15 min walk from railway station , co op near by , pub too . I had such nice sleep and good rest , house was silent .
