It is close to everything, with a nice view to the canal, the apartment was clean, the beds clean, the toilets clean. The kitchen was complete
First and foremost the smell of garbage outside the main door of the apartment, the building access is unpleasantly fussy as for each access you need to call the concierge to open the door for you.
The realtor is not so responsive, you ask them a question they answer the second day.

I am writing to urgently warn other travelers, especially families, to avoid this property. Our stay was an absolute nightmare from the moment we arrived..
The apartment is profoundly dirty and unsanitary. We found significant hair and dirt in the bedrooms, the floors were slimy, and a pervasive foul odor made the air unpleasant. The presence of flies inside only confirmed the poor hygiene.
More alarmingly, the property is downright unsafe. My child discovered a box of cigarettes under the couch, an unacceptable hazard in a family rental. Furthermore, a continuous leak from the shower has left the bathroom floor dangerously slick, posing a serious fall risk.
Accessibility was another issue, with an extremely slow elevator that caused significant discomfort due to a medical condition.
The most frustrating part was the complete lack of host responsiveness. Despite multiple attempts to contact them immediately after check-in and throughout our ordeal, we didn't receive a real help or acknowledgment.
In summary, this property represents a total failure in management and upkeep. It is uninhabitable, unsafe, and shows a blatant disregard for guest well-being.Never book here.

The location is good, everything was near from the apartment, and you have parking for it. Connection can be improved with the host
cockroaches were the biggest issue, its invaded the kitchen and some bathrooms. There are many broken lights. Also, if you light sleeper this is not for you as the noise from the street will wake you up.

Absolutely the worst experience ever in Dubai. My wife and I have been coming to Dubai for 16 years either for work or vacation. This trip we decided to bring our youngest son (20yrs old) and his close friend. We wanted them to experience the wonderrs of the city and all the culture you can enjoy. Communitcation with the property was sporatic at best. Upon arrival at the apartments, a security guard greeted us in the garage with our taxi. He almost refused us entry even when showing him our reservation and access information. (Strike 1)
Once we were able to speak with the security inside the building, he allowed us entry to the lifts up to the apartments after making us wait for 30 minutes even though I had a code for the lock box and the apartment number. There is no formal desk for check, just a security guard on the second floor close to an exit on the promonade. Not user friendly for guests, very difficult to navigate around to the area. There are no specific locations for a taxi to drop you. Our driver at least knew where to go. (Strike 2)
Once we got into the aprtment and figured out the layout and who was sleeping where, we went out to the beach and grabbed a bite to eat. First night there, we figured out the bed mattresses are very worn and old. they are just foam and have permenant dips for being slept on and used for too long. This disapointed us but not a deal breaker.
The next moring I woke up to roaches in the kitchen. I contacted management and asked to be moved. They wanted to spray the apartment and said they would look into moving us.
We checked out the next day and went to another location. They never offered a refund, or made any attempt beside bug spray to help us. Said they were sorry for having a "Family Problem". I advised them we didnt have a family problem, they had a roach problem !
I do not recommend this place to anyone.

The apartment is not adequately equipped to host self catering guests . No pots or cooking utensils . Lounge was not cleaned thoroughly with piles of sand on the floor.
Would have loved it more if they had more kitchen utensils since it is a self catering place. Cleanliness could also be improved.

Finding the property was difficult and getting in was difficult at 4am. The key box was situated in such a way that a right handed person in poor lighting couldn’t see the numbers and it took me nearly 30 minutes to get the combination right.

Nothing — unless you count discovering cockroaches as part of the “local experience.” After a 10-hour trip, the last thing I expected was to play hide and seek with cockroaches in the bathroom and fridge. There was truly nothing to like about this place — not the apartment, not the hygiene, not the management.
MY HONEST ADVICE: IF YOU’RE READING THIS REVIEW, PLEASE LOOK FOR ANOTHER PLACE!
I’ve been using Booking.com for years, Genius Level 3, stayed in dozens of places around the world — but this was by far the worst accommodation I’ve ever had.
The photos are completely misleading. The listing shows over 150 pictures, but not all from the same property. They clearly manage several apartments and mix all the photos, so your booking becomes a lottery.
I arrived around 11 PM after a 10-hour trip with my family and two small kids. I couldn’t even find the building using Google Maps. Tried contacting the host — no response. After a stressful search, I finally found it.
The first thing I saw in the bathroom? A cockroach next to the toilet. Later that night, I opened the fridge and found another one, alive inside. I filmed it and messaged the host. Their answer: “We’ll send the cleaning team tomorrow.”
Let’s be real — a broom doesn’t fix cockroaches. This is not a cleaning issue; it’s an infestation. I asked for another apartment, but they said none were available.
In daylight, the place looked even worse. Old furniture, patched walls, everything dirty and worn out. The washing machine was full of black mold, and so was the bathroom wall.
I stayed only two nights out of seven because the hygiene was unbearable.
And if that wasn’t enough, the description says the property “offers a private beach area.” That’s a blatant lie. When I asked, they admitted it’s just JBR Beach — a public beach.
I tried to contact Booking.com for help, but got the same answer: the host doesn’t respond, so nothing can be done. Completely unacceptable.
I’ve traveled to many countries and stayed in all kinds of places, but never have I seen such a mix of dirt, lies, and indifference.
Save yourself the frustration — avoid this property at all costs. The pictures lie, the description lies, and once you arrive, you’re on your own.

Happy season who rent the Property were an absoloute nightmare to deal with! I’d messaged for 2 weeks prior to get check in details. We booked an extra day to ensure we could get in as we would arrive during the night. Still no check in details with a small child left outside for 5 hours until 5am. 1 of the beds were not cleaned someone’s old socks left in them. Construction going on the whole time barely any sleep. Place was very grubby. Looked better in the pictures.

When booking a pick up and drop off the address exchanged between the property and booking.com was incorrect so we had to check/ correct all the details for both journeys. In addition I was trying to arrange a late check out but was unable to establish whether that was possible as the property manager insisted on waiting to the last minute to agree this whilst they waited to see if they could get a booking for the following night. That made organising the last day for my family very difficult so we had to make other plans.

The property is a scam nothing like the pictures. The owner of property is the most unwelcoming and irresponsible, only wants to scam people of their money and precious time. We were supposed check in at 3 pm, upon reaching we found the room was filthy, the beds were not made the kitchen was dirty, even there was no space on a single chair to sit it was all filled with messy stuff of the previous guests. The housekeeping lady was still there trying to tidy all up but asked us to wait another 2 hours, After having flown from spain we were made to wait 4 hours to check in and still couldnt, we sent the pictures to the owner and he refused to answer, we asked our refund as we could not stay there since it was already too late, the property was in state to stay at, the escalators were broken, there was a wait for 30 min to go down and fetch a bottle of water as the did not even have the courtesy to keep one. The main issue with this property is that they don’t hold the luggage.for example if you come little early or you need to checkout and wait for your flight time they don’t hold luggage at all .

The best thing about this apartment was the location. Minutes from JBR walk and bluewaters island. Balcony overlooks the pool and beach. The pool was good size and shaded by towering apartments which was a positive. The apartment is spacious and AC worked well.
The apartment is very dated and the furniture tired and rickety, from lack of key card entry to broken sofa and wobbly chairs. The TV was not compatible with netflix. The water coming from the tap was yellow. The lifts are very slow. The host was not very friendly and very rigid with the check in/out times. I think there should be clearer instructions as to the car entrance through P2. We drove around looking for entry point. Also there was a rude neighbour.

Our stay has unfortunately turned into a complete disappointment. From the very first day, the issues we faced were completely unacceptable. The shower only runs extremely hot water with no cold option. After returning from the beach on our first day, we were forced to sleep in an unhygienic state without being able to shower. This is both unhealthy and a violation of basic human dignity.
The showerhead in the bedroom is broken and barely any water comes out, making it impossible to bathe. Furthermore, the Wi-Fi password and building entrance details were incorrect and incomplete. We had serious trouble accessing the apartment, and despite multiple attempts to reach out, no one offered help, an apology, or any form of support. There was absolutely no empathy.
We requested technical support that night, but it was not provided. We were promised it would be fixed the next morning, but the entire day passed with no communication or resolution. The problems remain unresolved. Such negligence and indifference are simply unacceptable.
The money we paid feels completely wasted. Our holiday has been ruined and we have been left feeling frustrated and mistreated.

Health Hazard in the Apartment
The bed was infested with a large number of bed bugs and visible bed bug nests. These nests were clearly noticeable, indicating a severe lapse in hygiene standards. It is evident that Happy Seasons Holiday Homes does not maintain even basic cleanliness.
Unethical Business Conduct
After self-check-in, I immediately informed the staff of Happy Seasons Holiday Homes about the bed bug infestation and requested a resolution. Staff members (Mark and Evelyn) proposed to disinfect only the bed and suggested I return after a few hours. I found this proposal completely unreasonable, as bed bugs can spread throughout the entire apartment. A proper response would have included multiple full-apartment disinfections, a quarantine period, and replacement of the entire bed, including the mattress.
Due to the lack of an adequate solution, I requested a full refund. Following my cancellation request, the staff began ignoring both me and Booking.com, failing to confirm the cancellation.
The majority of the payment (approximately 95%) was refunded only after I consulted a lawyer and threatened to file formal complaints with the Department of Tourism and Commerce Marketing and Dubai Municipality.
Lack of Support from Booking.com
I was extremely disappointed with Booking.com’s handling of the situation. They provided no meaningful support during the cancellation process despite the serious health issue. Furthermore, Booking.com staff refused to share critical information such as the property's license number and registration address necessary for filing a formal complaint against Happy Seasons Holiday Homes with authorities.
