THE HOUSE
Our lovely cottage is ideal for families because of its interior and exterior spaces that are almost all on the same level.

THE OUTSIDE
You will enjoy a large garden with orchard where your children and dog can run and play freely.
You will find a porch where you can have breakfast on the outside table and sip a drink on the rocking chair while reading a book.
If you want to isolate yourself, you can go upstairs and use the large, discreet terrace.

THE LOCATION:
The location is ideal for reaching the many interesting artistic and historical locations in Friuli Venezia Giulia:
- the starry city par excellence that is Palmanova, a Unesco heritage site
- Aquileja, founded by the Romans in 181 B.C. and seat of the Patriarchate, archaeological site.
- Redipuglia, a military shrine from the First World War
- The picturesque villages of Strassoldo and Clauiano, listed among the most beautiful in Italy.
- Lignano, Grado, Marano, seaside resorts 30-40 minutes away.
- the Collio, a hilly area where excellent wines are produced.
- Udine, Gorizia and Trieste, capitals of history, art and civilisation.

THE SPACE:
-The entrance to the house is all on the same floor and the car can park under the comfortable portico, facilitating those with mobility difficulties.
-On the ground floor, with beautiful exposed beams, you will find the living area with kitchen, extendable table and sofa. A door leads you to two bedrooms (one single -with desk and office chair- and one double). The bathroom has a raised bathtub and a walk-in shower.
- On the upper floor you will find two delightful double attic rooms, a bright bathroom with shower, an arched corridor and the loft.
In addition, a large and discreet terrace will allow you to enjoy your moment of relaxation or organise a smart-working space in the open air.
-The house is surrounded by a large, planted garden. It offers fruit trees and a well-kept lawn, an ideal place for your children to run and play and enjoy moments of pure relaxation to disconnect from everyday life and stress in complete privacy.
- Well-behaved dogs are welcome and we will provide them with a cushion and bowls. Vaccination and flea vaccination are recommended, as we are close to the countryside.
- Free parking, outside and inside the area.
- The house is equipped with air conditioning
- The kitchen is equipped with utensils, crockery and cookware.

PETS
For your dog you will find bowls, toys and a mat for him to curl up on.
Please do not let him/her on the sofa or bed.
Make sure he is protected from pests and diseases, and that he does not bite or scratch the house equipment.
Remember that the fence is a live hedge and not netting, so be careful that he does not sneak out, especially if he is small.

RULES
Guests may enjoy the entire house and garden.
Only registered guests are allowed to enter the property.
Smoking is not allowed inside the house.
You will find the accommodation clean and sanitised.
Check-in from 14 to 20. Check-out until 10.30.
If you have other time requirements just make an agreement!
